Company overview

Onity Group Inc. operates through PHH Mortgage and Liberty Reverse Mortgage. Most revenue comes from managing residential mortgages after they are made: handling borrower payments and working on delinquent loans for financial institutions and mortgage investors. Onity owns the right to service some loans and earns fees generally tied to their outstanding balances. It also services loans whose servicing rights belong to other institutions, which pay it a smaller fee.

Owning servicing rights brings funding obligations as well as income. When borrowers miss payments, Onity generally must advance money for payments to investors, taxes, insurance and certain property costs, then recover it later. It relies on borrowing to finance these advances. When it services loans for other rights owners, those owners generally finance the advances. Delinquent loans require more work and cost more to service.

Onity also makes and buys mortgages, then generally sells them to investors while retaining the servicing rights. It earns gains on those sales and adds loans to its servicing portfolio. This replenishment matters because repayments and refinancing steadily shrink the balances that generate servicing fees; Onity also buys servicing rights and signs new servicing clients.

Client relationships are important. Rithm, its largest subservicing client in 2025, elected to end its agreements, with transfers to its own platform planned and some requiring third-party consent. Oaktree’s mortgage-servicing-rights investment vehicle MAV is another major client. Separately, Onity agreed to sell its reverse-mortgage portfolio to Finance of America Reverse LLC, continue servicing those loans for a fee and stop making new reverse mortgages. That transaction remained subject to Ginnie Mae approval at the annual filing date.

Growth also depends on regulatory permission: New York regulatory agreements still constrain servicing-portfolio growth. Onity must maintain licenses, required capital and liquidity, and agency approvals to keep selling and servicing eligible mortgages.

Also watch Oaktree’s MAV, Onity’s second-largest subservicing client: PHH holds exclusive rights to service its $38.3 billion portfolio through November 2029.

  • Rithm Capital Corp. both competes with Onity through Newrez in making and servicing mortgages and was its largest paying subservicing client in 2025. Its planned transfer of loans to its own servicing platform puts Onity’s fee revenue at risk: Rithm supplied $78.5 million, or 12% of servicing and subservicing fees excluding ancillary income, in 2025.

  • PennyMac Financial Services, Inc. competes with Onity to buy mortgages from other lenders, lend directly to borrowers and collect fees for managing loans for investors. Its correspondent purchases and consumer-direct lending are the businesses to compare with Onity’s loan production, rather than treating all mortgage volume as interchangeable.

  • Rocket Companies, Inc. competes with Onity for residential mortgage borrowers and servicing business, both lending directly to consumers and buying loans from other lenders. Watch those two origination channels for competition with Onity, whose newly made or purchased loans are generally sold while it keeps the right to earn servicing fees.

  • Finance of America Companies Inc., a reverse-mortgage rival serving homeowners aged 55 and over, agreed through FAR to buy Onity’s reverse portfolio and pay PHH to service it and additional FAR loans. Watch Ginnie Mae approval: closing would end PHH’s reverse originations while leaving it with the agreed subservicing work.

  • Onity pays Altisource Portfolio Solutions S.A. for mortgage-servicing support such as property upkeep and inspections under agreements extending through August 2030, making Altisource dependent on Onity’s business. Revenue from Onity accounted for 42% of Altisource’s 2025 revenue, so that customer revenue line is a concrete measure of work tied to Onity’s serviced loans.

  • PennyMac Mortgage Investment Trust competes with Onity to buy newly made mortgages from lenders for resale, and both hold rights to collect loan-servicing fees—mortgage servicing rights, or MSRs—whose returns depend on rates and early repayments. Its MSR results are worth comparing with Onity’s servicing business, where faster expected repayments shorten the future fee stream and affect those rights’ value.

  • UWM Holdings Corporation and Onity’s loan-sale earnings respond to the same mortgage demand and pricing cycle, although UWM lends exclusively through independent mortgage brokers while Onity buys loans from lenders and lends directly to consumers. Watch UWM’s mortgage production and loan-sale margins for context on Onity’s volumes and margins, not as a like-for-like channel comparison.
