Company

Company overview

Finance of America Companies Inc. helps older U.S. homeowners turn housing wealth into funds for retirement. Its main business is reverse mortgages: borrowers generally defer principal and interest payments until the loan matures. Through Finance of America Reverse LLC (FAR), it offers both federally insured Home Equity Conversion Mortgages (HECMs) and loans without that insurance. It also offers a reverse mortgage that sits behind an existing mortgage, allowing eligible borrowers to keep their first mortgage, and has begun traditional home equity lending through Better’s platform.

The company earns fees and gains when it originates loans, then brings in investor funding by selling loans or packaging their cash flows into securities—a process called securitization. It generally keeps servicing rights on reverse mortgages and often retains a share of future loan cash flows. Origination gains and net interest earned on its financed loan portfolio are major sources of revenue; servicing and retained investments also produce income.

Because reverse-mortgage borrowers generally make no ongoing principal or interest payments, the business depends on short-term loan funding and investors willing to buy loans or securities. Its federally insured lending also depends substantially on the FHA’s HECM program and Ginnie Mae’s securities guarantees, along with maintaining the required approvals. Rules require it to buy certain HECM loans back from securities pools as their balances grow, creating further funding needs. State approvals and legal restrictions limit where its uninsured products can be offered. Most of its uninsured reverse-mortgage portfolio is secured by California homes, making that business particularly dependent on the state’s housing market.

FOA depends on markets that buy reverse mortgage loans packaged as securities, while its partnership with Better adds traditional home equity loan origination and wider distribution of its reverse mortgages.

  • Onity Group Inc. competes with FOA through Liberty Reverse Mortgage for homeowners looking to turn housing equity into cash. Watch Liberty's reverse mortgage originations rather than Onity's overall revenue, which comes mostly from administering traditional residential mortgages.

  • Blue Owl Capital Inc.'s affiliated funds give FOA a substantial buyer for its loans, committing to purchase up to $2.5 billion of reverse mortgages and other mutually acceptable loans originated or acquired by FAR. Blue Owl earns fees for managing investor money; purchases under this partnership are the concrete link to FOA's ability to turn loans into cash.

  • Rocket Companies competes with FOA for homeowners seeking home equity loans, but its much broader mortgage business makes it a less direct comparison than a reverse mortgage lender.
