Company

Company overview

UWM Holdings Corporation funds U.S. home loans for borrowers brought to it by independent mortgage brokers, rather than finding borrowers directly. It focuses on home purchases. UWM processes and underwrites the loans, funds them largely with short-term borrowing, then pools and sells them. Loan fees and gains on these sales are a core source of revenue. Most loans go to Fannie Mae or Freddie Mac or into Ginnie Mae mortgage-backed securities; the sale proceeds repay borrowing and help fund the next loans.

UWM usually keeps the right to earn fees for managing payments on the mortgages it sells. These mortgage servicing rights provide ongoing income while the loans remain outstanding, and UWM sometimes sells the rights to raise cash. It relies on one outside sub-servicer while transitioning servicing in-house. Borrowers paying off loans early shorten this income stream.

The business depends on brokers continuing to send borrowers, demand for home purchases and refinancing, and access to short-term funding and loan buyers. Mortgage rates affect both loan demand and how quickly existing loans are repaid. UWM must maintain state licenses and agency approvals, meet capital and liquidity requirements, and follow agency rules on eligible loans and servicing. Its heavy reliance on Fannie Mae, Freddie Mac and Ginnie Mae makes continued access to those channels particularly important.

UWM’s results hinge on broker-led home-purchase lending and interest rates: Fannie Mae, Freddie Mac and Ginnie Mae provided outlets for approximately 90% of its originations in 2025.

  • Rocket Companies competes with UWM for home loans brought in by mortgage brokers, and both also earn fees for managing mortgage repayments. Watch Rocket’s wholesale lending within its Partner Network, rather than its direct-to-consumer business, for the closest view of competition facing UWM.

  • PennyMac Financial Services, Inc. competes with UWM for mortgage-broker business; both make and sell home loans and retain rights to earn fees from servicing them. PennyMac’s broker-direct lending, supported by its broker technology platform and partner relationships, is the business to watch for competition facing UWM.

  • Rithm Capital Corp.’s Newrez competes with UWM to make home loans, and both earn servicing income after selling loans while retaining the right to manage repayments. Rithm’s Origination and Servicing results show both sides of that overlap: gains on loan sales and income tied to retained servicing rights.

  • loanDepot, Inc. competes with UWM for borrowers seeking conventional or government-backed home loans, but emphasizes retail lending while UWM works exclusively through independent brokers. Its home-purchase lending is the clearest overlap with UWM’s purchase-loan focus, rather than its refinance or home-equity offerings.

  • Onity Group Inc. overlaps with UWM in making home loans and earning fees for managing mortgage repayments, but servicing dominates Onity’s business. Its residential mortgage servicing revenue offers a more focused comparison for UWM’s servicing income than its lending volume does for UWM’s broker-led originations.
