loanDepot is a non-bank lender serving people buying homes, refinancing mortgages or borrowing against home equity. It uses short-term credit facilities to fund loans, then sells them to mortgage investors. Most revenue comes from originating and selling mortgages, through origination fees and gains on loan sales. Most of its loans go directly to Fannie Mae and Freddie Mac or into mortgage-backed securities guaranteed by Ginnie Mae.
For most loans it sells, loanDepot keeps the right to collect payments and manage the loan for its owner. This work earns recurring servicing fees while the mortgage remains outstanding. Those borrowers also provide opportunities for new refinance or purchase loans, although some servicing contracts prohibit solicitation. When a borrower refinances elsewhere, loanDepot loses future servicing fees on the repaid loan.
The business depends on continued access to short-term funding and buyers for its mortgages. Mortgage rates strongly influence demand, especially refinancing, which supplies a sizable share of revenue. loanDepot must meet state licensing rules and the mortgage agencies’ lending, servicing, capital and liquidity requirements to keep operating through those programs.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
Rocket Companies competes with loanDepot for home-purchase and refinance borrowers online; both also collect mortgage payments and administer loans for investors to earn servicing revenue. Rocket’s direct-to-consumer lending results offer a comparison for loanDepot’s digital channel, which focuses mainly on refinancing.
PennyMac Financial Services, Inc. competes with loanDepot for borrowers through direct lending; both originate and sell home loans and earn fees for managing mortgage payments for investors. PennyMac’s consumer-direct results provide a comparison for loanDepot’s refinance-focused digital and call-center business.
UWM Holdings Corporation competes with loanDepot to finance home purchases and refinancing with conventional and government-backed mortgages, but reaches borrowers exclusively through independent mortgage brokers. UWM’s purchase-loan results offer a view of demand in the broker channel that loanDepot also serves.
KB Home’s new-home sales feed directly into loanDepot’s purchase lending: the companies jointly operate KBHS Home Loans to finance KB Home buyers.
Meritage Homes Corporation’s home deliveries are tied to loanDepot’s purchase lending through MTH Mortgage, their partnership that provides mortgages to Meritage homebuyers.
Beeline Holdings, Inc. competes with loanDepot for online mortgage borrowers, but focuses more on people whose income or assets do not fit conventional lending checks, through loans called non-qualified mortgages. These accounted for approximately 73% of Beeline’s loans originated and brokered through December 31, 2025, making its results a closer comparison for that borrower group than for loanDepot’s broader mortgage business.
Lennar Corporation’s new-home sales and loanDepot’s purchase mortgages both depend on U.S. buyers being able to afford and finance a home. Lennar earns most of its revenue from building and selling homes, so its homebuilding sales offer a read on the purchase demand behind loanDepot’s lending.
Opendoor Technologies and loanDepot’s purchase lending depend on the same U.S. home-transaction demand, but Opendoor buys homes from sellers and resells them to buyers rather than financing borrowers. Its home-resale revenue offers a view of housing activity relevant to loanDepot’s purchase mortgages, not its refinancing business.
Housing Starts (Sep)
New-home construction and sales track building activity and homebuyer demand; stronger activity can bring more purchase-loan business to loanDepot’s loan officers and homebuilder joint ventures, increasing loan originations and related revenue.
Expected1.31MLast release1.275M
If it comes in above expectations
If the reading is above the 1.31M estimate, it is above the previous 1.275M. More construction and sales than expected could give loanDepot’s loan officers and homebuilder joint ventures more purchase buyers to serve, supporting funded purchase-loan volume and origination revenue.
If it comes in below expectations
Less construction and sales than expected could leave loanDepot’s loan officers and homebuilder joint ventures with fewer purchase buyers, weighing on funded purchase-loan volume and origination revenue.
Meritage Homes Corporation earningsMTH
Meritage Homes’ report will show how many homebuyers its deliveries may bring into the mortgage partnership it shares with loanDepot.
Look at home deliveries and buyer demand. More deliveries mean more buyers could enter the companies’ mortgage partnership, expanding loanDepot’s potential purchase-loan opportunities; fewer deliveries mean a smaller pool through that channel, but do not prove loanDepot’s funded loans fell.
Fed Interest Rate Decision
For loanDepot, Fed rate decisions matter because they influence mortgage borrowing costs, which can shift refinance and home-purchase loan volume and the servicing fees and servicing-right values it earns on loans it retains.
Expected4.0%Last release4.0%
If it comes in above expectations
Higher-than-expected rates could weaken refinancing and purchase demand, reducing loanDepot’s loan volume and origination revenue, while easing prepayments may support servicing fees and servicing-right values.
If it comes in below expectations
Lower-than-expected rates could spur refinancing and purchase demand, supporting loanDepot’s loan volume and origination revenue, but faster prepayments may reduce servicing fees and servicing-right values.
Rocket Companies, Inc. earningsRKT
Rocket Companies’ direct-to-consumer lending results will show how actively it competes with loanDepot for online purchase and refinance borrowers.
Look at Rocket’s direct-to-consumer loan volume and related revenue. Strength in both would point to fiercer competition for online borrowers, including refinancers whom loanDepot targets through its digital channel; weakness could mean less pressure from this rival, but would not show that loanDepot won those customers.
loanDepot, Inc. earningsThis company
loanDepot’s report will show whether purchase mortgages and the revenue earned on each loan sold can offset swings in refinancing demand.
Read purchase and refinance originations alongside gain-on-sale margin—the revenue earned from originating and selling loans—and servicing-fee income. Steady purchase volume and margin would show loan-sale revenue is not relying only on a refinance rebound; weakness in purchase volume or margin would mean even rising total originations may not sustain revenue growth.
UWM Holdings Corporation earningsUWMC
UWM Holdings’ purchase-loan results will show demand in the independent-broker channel that loanDepot also uses.
Look at UWM’s purchase-loan volume and broker-channel activity. Strength would show active demand from buyers using independent brokers, creating more opportunity in a channel loanDepot also serves; weakness would suggest that channel is cooling, though UWM’s broker-only model says nothing conclusive about loanDepot’s other channels.
Lennar Corporation earningsLEN
Lennar’s new-home sales will show whether transactions that can need financing are supporting demand for loanDepot’s purchase mortgages.
Look at new-home sales and orders. Strength would mean more buyers are moving ahead with transactions, supporting the pool of purchase mortgages; weakness would suggest affordability or demand is limiting those opportunities, but would not directly establish loanDepot’s lending volume.
