Company

Company overview

KB Home mainly serves people buying their first home or moving into their first larger or upgraded home. It acquires and develops land, hires independent contractors to build homes, and receives sales proceeds when completed homes are delivered to buyers. Land development and construction require cash well before those sales bring money in. Home sales account for almost all revenue.

Buyers can personalize their homes through KB Home’s Built to Order process. For these homes, construction generally begins after the buyer signs a contract and provides preliminary credit approval or other evidence they can afford the purchase. Buyers pay a base price, with premiums for selected lots, layouts and design choices. The company also sells homes started without a buyer, so not all sales follow this order-first process.

Most buyers need mortgages, making their ability to obtain financing central to completing sales. KB Home relies on outside lenders, including its KBHS Home Loans joint venture with Guaranteed Rate’s GR Alliance. It also depends on available land and contractors and timely development approvals. California contributes the largest share of revenue; its solar-system and electric-ready building requirements shape construction, while restrictions on development can limit where the company builds.

  • Meritage Homes Corporation competes with KB Home for entry-level and first move-up buyers across many of the same Western, Texas and Southeastern markets. Its move-in-ready homes and 60-day closing-ready commitment offer a concrete contrast to KB Home’s buyer-personalized homes.

  • D.R. Horton sells new homes to buyers who also consider KB Home, while competing for residential land, construction crews and materials. Watch the purchasing discounts and lower subcontractor labor rates it says its scale can secure: those advantages matter in the resources both builders need.

  • Lennar Corporation competes with KB Home on new-home value and construction efficiency in all nine states where KB Home operates. Its approach of including luxury features as standard while simplifying construction is worth watching against KB Home’s paid design choices.

  • PulteGroup competes with KB Home for residential land and new-home buyers in overlapping U.S. markets. Its ability to secure large land positions and scarce construction labor is a useful watchpoint for the resources KB Home needs to open and build communities.

  • CENTURY COMMUNITIES, INC. competes with KB Home for entry-level and move-up buyers across the West, Texas and Southeast. Its Century Complete homes generally offer no options or upgrades, giving those buyers an alternative to KB Home’s wide range of paid design choices.

  • Beazer Homes competes with KB Home by selling homes with personalization choices to entry-level, move-up and active-adult buyers in numerous shared markets. Its energy-efficient homes provide another point of comparison for buyers weighing KB Home’s design choices.

  • LGI Homes, Inc. and KB Home both rely heavily on entry-level buyers purchasing new homes. LGI’s entry-level home sales are the closest comparison for KB Home, rather than its Terrata luxury homes.

  • Dream Finders Homes, Inc. competes with KB Home for entry-level and move-up buyers in shared Florida, North Carolina, Texas, Colorado and Arizona markets. Watch its home sales after contract cancellations, keeping sales to rental investors separate from purchases by homebuyers.

  • Hovnanian Enterprises, Inc. competes with KB Home for first-time and move-up homebuyers in California, Arizona, Texas and Florida. Its West segment covers the first three states, making that homebuilding business a useful regional comparison.

  • M/I Homes, Inc. sells single-family homes and townhomes to the same first-time and move-up buyer groups that underpin KB Home’s business. Its emphasis on construction quality and a 10-year transferable structural warranty gives buyers a concrete comparison with KB Home’s personalized designs.

  • Smith Douglas Homes Corp. competes with KB Home in shared Texas and North Carolina markets by selling affordable homes with buyer-selected finishes. Watch its floor-plan, finish and upgrade choices against KB Home’s effort to combine affordability with personalization.

  • Green Brick Partners, Inc’s builder brands compete with KB Home for new-home buyers in Dallas-Fort Worth, Austin and Houston. Its ownership or development of most of its land portfolio makes its lot supply worth watching alongside KB Home’s need for land to open communities.

  • NVR’s Ryan Homes competes with KB Home for first-time and first move-up buyers, with geographic overlap in North Carolina and Florida. Ryan Homes’ sales to those buyers are a closer comparison than NVR’s move-up and luxury brands.

  • Toll Brothers’ luxury-home results offer a read on the housing cycle in KB Home’s markets, but its wealthier buyers differ from KB Home’s core customers. Use its luxury-home sales as a cycle comparison, not a direct measure of demand from first-time buyers.

  • Builders FirstSource sells framing products and other building materials to new-home builders, so its demand reflects the construction activity behind KB Home’s home-sales revenue. Watch demand from new residential construction separately from its repair and remodeling business; the supplied facts do not establish it as a KB Home supplier.

  • Forestar turns land into finished residential lots and sells them to homebuilders, offering a view of the land demand behind KB Home’s community openings and home deliveries. Its finished-lot sales are the relevant watchpoint, without assuming that KB Home is a customer.
