Company

Company overview

Hovnanian Enterprises designs, builds and sells new homes in planned residential communities across the U.S. Northeast, Southeast and West. Its buyers range from people purchasing their first home to those moving to larger or luxury homes or seeking retirement-oriented communities. Home sales account for most of its revenue, with the West and Northeast contributing the largest shares. Buyers complete their purchases when the finished homes are handed over.

The company also helps its homebuyers finance and close their purchases through mortgage lending and title services. K. Hovnanian Mortgage originates home loans, and the mortgage business sells virtually all the loans and their servicing rights shortly afterward to institutional investors rather than keeping them to collect interest over their life. This smaller business also supports home sales by helping buyers secure financing.

Most buyers need mortgages, so sales depend heavily on mortgage availability and affordability; financing conditions can allow buyers to cancel signed contracts. Building homes also requires suitable land at acceptable prices and available subcontractors. Zoning, building rules and environmental permits restrict where and how the company can develop communities.

  • NVR competes with Hovnanian for homebuyers across the Northeast, Mid-Atlantic and Southeast, with especially broad overlap in Hovnanian’s profitable Northeast region. Watch NVR’s sales to first-time and move-up buyers there for a read on demand in those shared markets.

  • KB Home and Hovnanian compete to sell new homes to first-time and move-up buyers in California, Arizona, Texas and Florida. KB Home’s sales to these buyers offer a comparison for the affordability pressures facing Hovnanian’s customers.

  • M/I Homes and Hovnanian sell houses and townhomes to similar buyers, and both help customers finance and complete purchases through mortgage and title services. Watch M/I Homes’ revenue from making and selling home loans and handling closings alongside its home sales to assess that sales-support model.

  • Beazer and Hovnanian compete to sell homes to entry-level, move-up and active-adult buyers in overlapping Western, Mid-Atlantic and Southeastern markets. Beazer’s Gatherings homes for active-adult buyers provide a specific comparison for Hovnanian’s active-lifestyle offerings.

  • Lennar competes with Hovnanian across many of the same states, selling new homes and helping buyers obtain mortgages and complete closings. Watch its homebuilding revenue for a broad comparison of new-home demand; its standardized Core Plans and included luxury features also show how it competes on value and cost.

  • D.R. Horton competes with Hovnanian to sell newly built homes to U.S. buyers on price, location and financing affordability. Its completed-home sales are worth watching, while its scale gives it purchasing and funding advantages that smaller builders may lack.

  • PulteGroup and Hovnanian both develop residential communities and sell new homes to U.S. buyers, exposing them to the same housing cycle. PulteGroup’s homebuilding revenue is the clearest comparison, since building and selling homes supplies nearly all its revenue.

  • Meritage Homes and Hovnanian compete for entry-level and move-up buyers in overlapping Western and Southeastern states, using move-in-ready homes to help complete sales. • Century Communities competes with Hovnanian to sell attached and detached homes to entry-level and move-up buyers in California, Arizona, Texas and shared Southeastern markets. Its Century Complete brand, aimed at entry-level buyers generally without options or upgrades, offers a focused comparison for that end of Hovnanian’s customer base.

  • Toll Brothers competes with Hovnanian’s luxury, move-up and active-lifestyle homes across many shared states, but focuses more heavily on luxury housing. Its sales to those buyers are a comparison for Hovnanian’s higher-end offerings, rather than its first-time-buyer business.

  • Dream Finders Homes competes with Hovnanian for entry-level, move-up and active-adult homebuyers in Texas, Arizona, the Mid-Atlantic and Southeast. Watch its home sales after cancellations, separating homes sold to rental investors from buyer purchases, to compare demand in those shared markets.

  • LGI Homes competes with Hovnanian chiefly for entry-level homebuyers, while also selling active-adult and luxury homes. Its entry-level home sales give a more focused view of affordability-sensitive demand than its Terrata luxury-home business.

  • Green Brick Partners’ builder brands compete with Hovnanian to sell homes in Texas, Georgia and Florida. Watch its home-sales income in those states; its ownership or development of most of its land also offers a comparison for how builders maintain a supply of building lots.

  • Smith Douglas Homes competes with Hovnanian for entry-level and empty-nest buyers in shared Texas and Georgia markets. Its home sales, generally priced below Federal Housing Administration loan limits, offer a comparison for demand at the affordable end of Hovnanian’s range.

  • Builders FirstSource sells structural components and building materials to residential builders, so its demand follows the new-home construction cycle that also drives Hovnanian’s home sales. Watch sales of trusses, wall panels and framing packages for a view of builders’ construction activity, distinct from its repair and remodeling business.

  • Forestar develops land into ready-to-build residential lots and sells them to homebuilders, so its lot demand tracks the construction activity behind Hovnanian’s home sales. Watch finished-lot sales for a comparison of builders’ appetite for new construction, rather than treating Forestar as a disclosed Hovnanian supplier.
