Lennar Corporation sells attached and detached single-family homes across the United States, serving buyers purchasing their first home or moving to another. Home sales supply the great majority of its revenue. Buyers generally sign contracts and pay deposits before closing, but some can cancel if they cannot obtain financing or in other specified circumstances.
Through Lennar Mortgage, Lennar also finances purchases of its homes, then sells substantially all those loans shortly afterward to mortgage-market buyers. It provides title and closing services as well. These businesses support the home-sale process rather than replace it as the main source of revenue. Sales depend heavily on buyers’ ability to afford and qualify for mortgages, while the mortgage business depends on being able to resell its loans.
Lennar secures most future building sites through contracts giving it the right to buy land held by outside investors, rather than owning the land outright. A limited number of land-investment providers, including Millrose Properties, hold much of this land; Lennar relies on Millrose for a substantial part of site acquisition and development. Access to those sites depends on its partners honoring their contracts. Local permits, zoning and environmental requirements also determine where and when Lennar can develop land and build homes.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
D.R. Horton competes with Lennar for U.S. new-home buyers; both build at large scale and use nationwide purchasing to lower costs. Its home sales offer a comparison for Lennar’s ability to maintain volume while competing on price.
PulteGroup and Lennar both buy residential land, build homes and sell them to buyers across the United States. PulteGroup’s homebuilding revenue offers a broad comparison for new-home demand, rather than a signal from just one local market.
Millrose Properties, Inc. funds land acquisition and development and lets Lennar pay for the right to buy finished homesites later, supporting Lennar’s effort to own less land. Lennar, including related ventures, generated 88% of Millrose’s 2025 option-fee revenue, making that revenue closely tied to Lennar’s homesite needs.
Meritage Homes Corporation competes with Lennar for entry-level and move-up buyers, selling similarly priced new homes in overlapping Sun Belt and western markets. Its sales to those buyers provide a close comparison for demand in Lennar’s more affordable price range.
KB Home competes with Lennar for first-time and move-up buyers of attached and detached homes in western, Texas and southeastern markets. Its sales to these buyers help gauge demand among households whose purchases depend on mortgage affordability.
NVR competes with Lennar for first-time and move-up homebuyers in overlapping Mid-Atlantic and southeastern markets. Sales under its Ryan Homes brand, which targets first-time and first-time move-up buyers, are the closest comparison for that part of Lennar’s demand.
Toll Brothers competes with Lennar for luxury, move-up and active-adult homebuyers in many of the same states, but focuses more heavily on luxury homes. Its luxury-home sales are a comparison for Lennar’s higher-end buyers, not its affordability-focused business.
CENTURY COMMUNITIES, INC. competes with Lennar for entry-level and move-up homebuyers in western, Texas and southeastern markets. Its Century Complete brand sells entry-level homes generally without options or upgrades, offering a focused comparison for basic new-home demand.
LGI Homes, Inc.’s sales offer a read on Lennar’s affordability-focused market because both build and sell new homes to entry-level buyers. Watch LGI’s entry-level home sales rather than its luxury business for this comparison.
Builders FirstSource supplies building materials and construction services to Lennar, one of its largest customers, so Lennar’s building activity feeds into its sales. Its sales of framing products, windows and doors to residential builders also offer a broader view of construction volumes.
M/I Homes, Inc. competes with Lennar by selling single-family homes and townhomes to first-time, move-up and luxury buyers; both also arrange mortgages for homebuyers. M/I’s revenue from making and selling mortgages offers a comparison for the financing side of those home purchases.
Dream Finders Homes, Inc. competes with Lennar by selling entry-level, move-up and active-adult homes in many of the same Florida, southeastern, Texas and western markets. Its home sales after cancellations provide a concrete comparison for how much buyer demand turns into contracts.
Hovnanian Enterprises, Inc. competes with Lennar for first-time, move-up and active-adult homebuyers in overlapping northeastern, southeastern and western states. Its home sales offer a comparison for these customer groups, while its mortgage and title services support the same purchases.
Green Brick Partners, Inc’s builder brands compete with Lennar for homebuyers in Texas, Georgia and Florida, but cover a narrower area. Its home-sales revenue in those three states offers a regional comparison, rather than a nationwide one.
Five Point Holdings, LLC develops California communities and sells properties to Lennar, which also held approximately 39% of its voting interests at December 31, 2025. Its sales of developed homesites connect Lennar’s California land supply with its investment in Five Point.
Forestar Group develops ready-to-build residential lots and sells them to homebuilders, so its lot sales reflect the building demand and land economics that also matter to Lennar. Watch those sales as a homesite-market signal, not as evidence of a direct supply relationship with Lennar.
INSTALLED BUILDING PRODUCTS, INC. is exposed to the same new-home construction cycle as Lennar because residential builders pay it to install insulation and other building products. Its installation revenue from new residential construction is the relevant comparison, rather than its remodeling or commercial work.
Housing Starts (Sep)
New-home starts and permits count homes beginning construction or authorized to be built, while new-home sales track purchases; together they indicate demand and the delivery pace for Lennar’s homes and residential land.
Expected1.31MLast release1.275M
If it comes in above expectations
If the reading is above the 1.31M estimate, it is above the previous 1.275M. More starts, permits or sales can support Lennar’s homebuilding pace and deliveries; stronger demand may also help it avoid price cuts that would weigh on home-sale revenue and margins.
If it comes in below expectations
Fewer starts, permits or sales can slow Lennar’s building and deliveries; weaker demand may force price cuts, reducing home-sale revenue and margins.
M/I Homes, Inc. earningsMHO
M/I Homes' report will show whether first-time and move-up buyers it shares with Lennar are still turning interest into new-home orders.
Read M/I Homes' new orders and cancellations alongside its sales incentives. Steady orders, no rise in cancellations, and no increase in concessions would suggest shared buyers are still closing, easing pressure on Lennar's volume and pricing. Weaker orders or more cancellations as incentives rise would point to affordability constraining demand and put Lennar's sales and margins at greater risk.
Five Point Holdings, LLC earningsFPH
Five Point develops California communities and sells land to Lennar, so its report will show whether local homesite development and sales are moving forward.
Read Five Point's homesite sales alongside development progress. More sales and completed sites would show California land moving through the pipeline, supporting Lennar's access to buildable land. Slower sales or delayed development could leave fewer ready sites and slow Lennar's local building plans. Five Point's overall sales alone do not establish how many sites it sold specifically to Lennar.
Millrose Properties, Inc. earningsMRP
Millrose funds land acquisition and development for Lennar, and its report will show whether that arrangement is still turning land into build-ready sites.
Read progress on available or finished homesites alongside option-related revenue. That revenue reflects Lennar's and related ventures' use of the arrangement, but does not by itself mean sites have been delivered. A growing supply of ready sites with funding in place would support Lennar's ability to build without owning as much land. If option-related revenue rises without more available sites, or funding and development stall, dependence and costs may increase while building is delayed.
Fed Interest Rate Decision
Fed rate decisions shape borrowing costs across the economy, affecting what Lennar homebuyers pay for mortgages and what Lennar pays on facilities whose rates reset.
Expected4.0%Last release4.0%
If it comes in above expectations
Higher rates can make Lennar homes less affordable, weakening buyer demand and putting sales prices under pressure; they can also increase Lennar’s cost on facilities whose rates reset.
If it comes in below expectations
Lower rates can ease mortgage costs for Lennar buyers, supporting demand and sales prices, and reduce Lennar’s cost on facilities whose rates reset.
Builders FirstSource, Inc. earningsBLDR
Builders FirstSource supplies building materials and construction services to Lennar and other homebuilders, so its report offers a signal on building activity and material-cost pressure.
Look at Builders FirstSource's sales to residential builders alongside price or cost trends in products such as framing materials, windows, and doors. These are industry signals, not Lennar-specific figures. Steady builder sales and easing cost pressure would suggest materials are less likely to constrain Lennar's construction or margins; weaker sales or rising costs would point to slower building activity or a more expensive home to build.
Non Farm Payrolls (Oct)
The monthly jobs report counts jobs added or lost, a signal of employment and household income that can affect buyers’ ability to purchase Lennar homes and the prices Lennar can charge.
If employment and income strengthen, more households may be able to buy Lennar homes, supporting demand; if they weaken, fewer may qualify or feel able to buy, putting demand and sales prices under pressure.
Lennar Corporation earningsThis company
Lennar's homebuilding profit depends on how many homes it sells and how much it gives up to sell them; this report will show whether deliveries can offset pressure from lower prices and margins.
Read deliveries alongside the average selling price, incentives (buyer concessions used to close sales), and home-sale gross margin. Steady deliveries with fewer incentives and a stabilizing margin would show buyers supporting volume without further sacrifice to profit. If deliveries hold mainly because incentives increase while prices and margin fall, Lennar is trading price for volume and profit pressure remains.
