Company overview

Companies that occupy buildings and investors that own them pay CBRE to keep properties running, manage construction work and arrange leases or sales. Facilities management supplies most of its revenue. Large corporate clients typically hire it under multi-year contracts to maintain building systems and coordinate services such as cleaning and security. CBRE performs much of the technical work itself and often hires subcontractors for other services. Property owners also pay it to manage their buildings and administer leases.

Project management is another substantial business: its majority-owned Turner & Townsend subsidiary charges clients to coordinate construction programs, manage projects and advise on costs. In brokerage, occupiers and investors pay fees or commissions for leasing and property sales. A smaller business invests institutional clients’ capital through CBRE Investment Management and develops properties through Trammell Crow Company, earning management and development fees and investing alongside clients.

The business depends on retaining large clients and service contracts, many of which clients can cancel at short notice. Leasing, sales, investment and development also depend on property-market activity and access to financing. CBRE and its professionals must maintain the licenses required for brokerage, property management and valuation. Much of its mortgage origination and loan-servicing business depends on Fannie Mae and Freddie Mac; CBRE must meet their program requirements to retain approval to sell and service their loans.

  • JLL challenges CBRE across global contracts to run corporate workplaces and projects, arrange leases and property sales, and manage investors’ money. Watch its workplace-management business serving corporations and institutions with large, multi-market portfolios for competition facing CBRE’s outsourcing business.

  • Cushman & Wakefield Ltd. competes with CBRE for fees from commercial tenants and property investors by arranging leases and investment sales and managing properties and facilities. Its leasing and capital-markets fee revenue offers a focused comparison for CBRE’s transaction business.

  • Colliers competes with CBRE to arrange commercial leases and property sales, manage owners’ buildings and invest clients’ capital. Watch its Commercial Real Estate segment rather than total revenue: engineering accounted for 31% of its global revenue in 2025.

  • Newmark Group, Inc. competes with CBRE for fees from owners, lenders and occupiers by arranging leases, property sales and mortgages, servicing loans and managing properties. Its leasing and property-transaction commissions and mortgage fees are the revenue lines to compare with CBRE’s advisory business.

  • ABM Industries, Inc. competes with CBRE for commercial and institutional occupiers’ contracts to maintain facilities and keep electrical, heating and cooling systems running. Watch ABM’s technical-services expansion into data centers, where CBRE also provides technical support and facilities management.

  • EMCOR competes with CBRE for customers’ on-site facilities-service contracts and work maintaining buildings’ mechanical and electrical systems. Its U.S. building-services business is the closer comparison for CBRE’s facilities operations than its construction businesses.

  • Walker & Dunlop, Inc. competes with CBRE to arrange commercial property loans and sales, value properties and service borrowers’ loans. Its lending and debt-brokerage business, including multifamily properties, is a focused comparison for CBRE’s mortgage-origination business.

  • Marcus & Millichap competes with CBRE to arrange commercial investment-property sales and financing for buyers and sellers, but focuses more on smaller private-client deals. About 64% of its 2025 brokerage commissions came from the private-client market, making that revenue a comparison for CBRE’s smaller transactions rather than its large institutional mandates.
