Company

Company overview

Marcus & Millichap represents commercial property owners seeking to sell and investors looking to buy across the United States and Canada. Its professionals market properties and connect sellers with buyers, using tools such as MNet to match listings with investors’ needs. Clients pay a commission, usually tied to the sale price, when a transaction closes. These commissions supply most of its revenue, and private clients are its largest revenue source.

Its financing subsidiary, Marcus & Millichap Capital Corporation (MMCC), helps clients arrange funding for property purchases or refinance existing mortgages. Clients pay financing fees generally based on loan size. This is a smaller revenue stream than property sales commissions.

The business depends on investors completing transactions, property prices and the availability of financing, rather than long-term recurring contracts. Most sales and financing professionals work as commission-paid independent contractors. The company and its professionals must maintain the required licenses; rules governing client solicitation and representing both sides of a deal also limit how they can conduct business.

  • Newmark competes with Marcus & Millichap for owners’ and investors’ business arranging commercial property sales and financing, earning transaction commissions and loan fees. Watch Newmark’s capital-markets commissions and mortgage origination fees rather than its broader leasing and property-management revenue.

  • Walker & Dunlop competes with Marcus & Millichap to sell commercial properties for owners and arrange borrowers’ loans, with particular exposure to multifamily financing. Its Capital Markets business, which includes property sales and debt brokerage, is the part to watch for this overlap.

  • JLL’s Capital Markets Services competes with Marcus & Millichap for investors’ assignments to sell commercial properties and arrange financing. That business is the relevant comparison, rather than JLL’s work managing properties and workplaces for other clients.

  • CBRE and Marcus & Millichap both collect fees from investors for arranging commercial property sales and mortgage financing. Watch property-sales and mortgage-origination fees in CBRE’s Advisory Services business for the closest comparison with Marcus & Millichap’s commissions and financing fees.

  • Colliers competes with Marcus & Millichap for owners’ and investors’ commercial property sale assignments, but also has substantial engineering and recurring-service businesses. Its property-sales activity is a closer comparison than total revenue, which also includes property management, loan servicing and engineering.

  • Cushman & Wakefield competes with Marcus & Millichap for clients’ commercial property sale assignments through its capital-markets business. Watch that revenue line rather than total revenue: capital markets accounted for 8% of its 2025 total revenue, while services and leasing dominated.
