Company

Company overview

Walker & Dunlop helps property owners and developers across the United States finance apartment buildings and other commercial real estate. It originates loans through Fannie Mae, Freddie Mac and HUD programs, using short-term borrowing to fund them before selling them to investors or into securities. It earns origination fees and loan-sale premiums. It also finds financing from banks and institutional lenders, which fund the loans directly, and earns fees for arranging those deals.

After selling loans, the company generally keeps responsibility for collecting payments and managing the loans for investors, earning monthly fees over their lives. Financing and loan servicing provide most of its revenue; it also earns fees from placing borrower escrow deposits. Walker & Dunlop Investment Sales earns commissions by brokering property sales, often creating opportunities to finance the buyer. Its investment-management businesses, including WDIP, earn fees for managing real estate capital for investors.

The business depends on multifamily financing activity, continued access to short-term loan funding and its approved status with the housing agencies. Fannie Mae and Freddie Mac programs account for most loans originated for sale and the vast majority of its servicing portfolio; one customer supplies a substantial share of revenue. Agency rules impose underwriting, capital and liquidity requirements, and regulatory caps limit Fannie Mae and Freddie Mac multifamily lending. Walker & Dunlop also retains part of the default-loss exposure on Fannie Mae loans rather than passing all credit risk to investors.

Walker & Dunlop depends on multifamily financing and property deals, with Fannie Mae and Freddie Mac central to loan origination and servicing and privately held Berkadia a key rival missing from this list.

  • Newmark Group competes with Walker & Dunlop for real estate investors’ property-sale commissions and fees for arranging mortgages and servicing loans. Its capital-markets transaction commissions and mortgage origination and servicing fees are the revenue lines to watch for this overlap.

  • CBRE competes with Walker & Dunlop for real estate investors’ fees from selling multifamily properties, arranging mortgages, servicing loans and valuing properties. Watch those activities within CBRE’s Advisory Services business rather than its broader operations, which also serve occupiers and many other property types.

  • JLL competes with Walker & Dunlop for owners’, investors’ and developers’ business helping sell and finance commercial properties—capital-markets services. JLL’s Capital Markets Services segment is the relevant business to watch, rather than its property management, leasing or technology operations.

  • Marcus & Millichap competes with Walker & Dunlop to earn commissions by brokering commercial property sales and arranging financing, but focuses on smaller private-client deals. Its private-client market of $1 million to $10 million accounted for about 64% of brokerage commissions in 2025, making that customer group the clearest lens on the overlap.

  • Cushman & Wakefield competes with Walker & Dunlop for paid assignments helping clients sell and finance commercial properties and value them. Watch its capital-markets and valuation lines rather than total revenue: in 2025, Services and Leasing generated 66% and 21% of total revenue, respectively.
