Newmark Group helps institutional investors, property owners and corporate occupiers find space, negotiate leases and complete property sales and financing. Leasing and capital markets transactions together bring in most of its revenue. Clients pay commissions for arranging these transactions; landlords often pay the leasing fees. Most of the business is in the United States, and revenue is spread across many clients rather than concentrated in one customer.
It also earns ongoing fees by managing properties and corporate facilities, advising clients and administering mortgage loans. Occupier Solutions handles real estate planning and outsourced operations, often under multi-year contracts. In its federally supported mortgage business, Newmark originates loans, sells them to investors and retains the right to service them, earning fees over their lives rather than simply collecting a one-time origination fee.
Transaction income depends on leasing, property investment and financing activity, as well as the productivity and retention of its brokers and other fee-earning professionals. Mortgage origination and servicing depend in part on access to Fannie Mae, Freddie Mac and federal housing programs, whose approvals and lending limits can restrict the loans Newmark handles. Its brokerage and mortgage services also require licenses; losing them can prevent it from operating or collecting commissions.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
Newmark’s results hinge on commercial leasing and property investment and financing activity, where privately held Eastdil Secured and Berkadia are also important specialized rivals to watch.
JLL competes with Newmark for fees from owners, investors and occupiers by arranging commercial leases, property investment and financing deals, and managing properties and workplaces. Watch JLL’s Workplace Management business for demand from corporations and institutions outsourcing their occupied portfolios—the same customer need Newmark serves through multi-year contracts.
CBRE competes with Newmark for occupier and investor fees from arranging leases, property sales and mortgages, administering loans and providing property services. Its Advisory Services leasing, property-sales and mortgage-origination fees offer a read on the transaction activity behind Newmark’s commissions.
Cushman & Wakefield competes with Newmark for clients paying to arrange commercial leases, property investment and financing deals, value properties and outsource real estate management. Watch its leasing and capital-markets fee revenue for a view of transaction demand, rather than total revenue dominated by services.
Walker & Dunlop competes with Newmark to arrange agency-backed loans, other commercial property financing and property sales for clients, and to earn ongoing fees administering loans. Watch its agency lending and Servicing & Asset Management results for clues to Newmark’s mix of loan-origination income and recurring servicing fees.
Colliers competes with Newmark for clients paying for commercial leasing, property investment and financing transactions, property management, valuations and loan administration, but engineering makes its overall results less directly comparable. Watch its Commercial Real Estate segment rather than group revenue to assess the businesses that overlap with Newmark.
Marcus & Millichap competes with Newmark for commissions from helping commercial property buyers and sellers complete sales and arrange financing, with a stronger focus on smaller private-client deals. Its brokerage commissions from the $1 million–$10 million private-client market show demand in that smaller-deal segment, rather than across Newmark’s full business.
CBRE GROUP, INC. earningsCBRE
CBRE’s leasing, property-sales and mortgage-origination fees will show whether activity is firm in the commercial property deals where it competes with Newmark.
Look at CBRE Advisory Services fees from leasing, property sales and mortgage origination, not just total revenue. Strength across those fees would point to more activity in the leasing and Capital Markets deals Newmark also pursues; weakness across them would suggest a smaller pool of transactions for Newmark to win fees from.
Jones Lang LaSalle, Inc. earningsJLL
JLL’s Workplace Management results will show whether corporate and institutional demand for outsourced property management—the same customer need Newmark serves—is holding up.
Look at JLL Workplace Management revenue or growth, rather than transaction fees alone. Growth would show that corporations and institutions are still outsourcing management of occupied portfolios, supporting demand for Newmark’s multi-year advisory and outsourcing contracts. Weakness would point to softer demand for that service, even if property transactions remain active.
Fed Interest Rate Decision
Newmark’s property brokerage, loan origination and servicing depend on commercial real estate activity and debt demand, while rates also affect what it pays on variable-rate borrowings.
Expected4.0%Last release4.0%
If it comes in above expectations
Higher rates can make commercial mortgages more costly, weighing on property sales and loan originations and the fees Newmark earns from those transactions; they can also raise interest expense on its variable-rate debt.
If it comes in below expectations
Lower rates can ease borrowing costs, potentially supporting commercial property sales and loan originations and the fees Newmark earns; they can also reduce interest expense on variable-rate debt.
Newmark Group, Inc. earningsThis company
Newmark’s report will show whether leasing and Capital Markets fees are growing alongside its property-management and loan-servicing revenue.
Read Leasing and Other Commissions and Capital Markets revenue alongside Management Services and Servicing Fees and Other. Growth in both transaction-driven categories with steady service revenue would show that deal activity and recurring fees are supporting Newmark together. If transaction revenue weakens while service revenue holds, the service base is cushioning the business, but deal demand has not broadly recovered.
JOLTs Job Openings (Sep)
Job openings track employers’ demand for workers, which can shape occupier demand for space and leasing activity that generates brokerage fees for Newmark.
Expected7.0MLast release7.079M
If it comes in above expectations
More openings signal stronger hiring demand, which may support occupiers’ need for space and leasing activity, helping Newmark earn more brokerage fees when leases are signed.
If it comes in below expectations
If the reading is below the 7.0M estimate, it is below the previous 7.079M. Fewer openings signal weaker hiring demand, which may temper occupiers’ need for space and leasing activity, reducing opportunities for Newmark to earn brokerage fees when leases are signed.
Walker & Dunlop, Inc. earningsWD
Walker & Dunlop’s agency lending and servicing results will show how commercial-property financing and ongoing loan-administration fees are faring in businesses where Newmark also competes.
Read Walker & Dunlop’s agency lending results alongside Servicing & Asset Management. Strength in both would point to support for new loan placements and ongoing fees, a favorable market backdrop for Newmark’s Capital Markets and servicing businesses. Weaker lending with resilient servicing would mean existing loans are supporting fees while new financing opportunities remain soft.
Non Farm Payrolls (Oct)
The monthly jobs report counts jobs added or lost, indicating job growth that can shape occupier demand and leasing activity, where Newmark earns brokerage fees when leases are signed.
More jobs added suggest stronger job growth that may support occupiers’ space needs and leasing activity, creating more opportunities for Newmark to earn fees on signed leases; fewer suggest weaker demand and potentially less leasing-related fee activity.
