SmartStop Self Storage REIT, Inc. rents storage units directly to customers in the United States and Canada, generally on month-to-month leases. Rent from properties it owns supplies most of its revenue, with additional income from tenant protection programs and packing and storage supplies. Its rental income has significant exposure to California, Florida and the Greater Toronto Area.
A smaller business, the Managed Platform, runs properties for other owners and advises the real estate investment trusts it sponsors, known as Managed REITs. Those owners and REITs pay SmartStop management and other service fees; SmartStop also receives tenant protection program revenue. This business depends on the Managed REITs raising capital and acquiring properties, and on adding third-party management contracts. The Managed REITs can generally terminate their advisory agreements without cause or penalty.
The rental business depends on keeping tenants, filling vacant units and maintaining rents as customers can leave each month. Local rent limits, including restrictions adopted in California after wildfires, can constrain pricing. REIT tax rules also require SmartStop to hold its properties for investment rather than routinely buying them for resale.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
SmartStop’s results hinge on self-storage occupancy and rents; National Storage Affiliates is another important rival to watch beyond this list.
Extra Space Storage competes with SmartStop for personal and business customers renting storage units month to month, but also supplies capital: it lends to a SmartStop subsidiary and invests in preferred stock of SmartStop-affiliated entities. Its storage rental revenue is worth watching alongside those financing ties.
CubeSmart competes with SmartStop for residential and commercial storage tenants and for owners paying them to manage storage properties. Watch its rental rates and occupancy, especially where their stores serve the same local customers: CubeSmart treats providers within three miles of a store as its primary competition.
Public Storage competes with SmartStop for personal and business tenants paying monthly storage rent and for contracts with owners paying for storage management. Its storage rental business offers a comparison for SmartStop’s ability to retain tenants and maintain rents.
Global Self Storage serves the same residential and commercial storage needs as SmartStop, but its much smaller portfolio makes its results a less representative industry signal. Its rental rates and occupancy offer a narrower comparison: at December 31, 2025, it owned and operated, or managed, just 13 stores.
Public Storage earningsPSA
Public Storage’s report will show whether renters are still taking storage space at current rents, in the same market for monthly-paying personal and business tenants as SmartStop.
Look at Public Storage’s occupancy and rental revenue. If both hold or rise, renters are still filling units and supporting rents, which gives SmartStop a firmer backdrop for retaining tenants and maintaining rent. If both weaken, the same customer pool is harder to retain or is accepting lower rents, pointing to more pressure on SmartStop.
Fed Interest Rate Decision
SmartStop earns rent from its storage facilities and fees from its Managed Platform, while interest on its debt is a major cost; Fed rate decisions can change what it pays on SOFR-based borrowing and when it refinances.

If it comes in above expectations
If the policy rate is above expectations, higher rates can raise interest on SmartStop’s SOFR-based facility borrowing and make refinancing costlier, leaving less cash after debt service for property operations and investment.
If it comes in below expectations
If the policy rate is below expectations, lower rates can reduce interest on SmartStop’s SOFR-based facility borrowing and ease refinancing costs, leaving more cash after debt service for property operations and investment.
SmartStop Self Storage REIT, Inc. earningsThis company
SmartStop earns mainly by renting its own storage units, and this report will show whether rent growth at existing properties is outpacing operating costs such as property taxes and payroll.
Compare same-store revenue growth with same-store property operating expense growth; “same-store” means comparable existing properties. If revenue rises faster and same-store net operating income (property revenue less operating expenses) grows, existing stores are turning rent into more operating income. If expenses rise faster and net operating income stalls or weakens, costs such as taxes and payroll are eating into rent gains.
