Company

Company overview

Public Storage provides space for individuals and businesses to store their belongings under month-to-month leases. It buys, develops and operates facilities under the Public Storage name across most major U.S. markets. Storage rent supplies most of its revenue and earnings. The company is organized as a real estate investment trust, or REIT.

Tenants can also buy optional coverage for losses to stored goods from an independent insurer. Public Storage’s subsidiary assumes the risks covered by those policies and receives reinsurance premiums, adding income tied to its tenant base. The company also collects management fees from owners whose storage facilities it operates.

Rental income depends on keeping space occupied while setting rents that customers will accept. Public Storage adjusts move-in offers and existing tenants’ rents, weighing higher rental income against the possibility that customers leave. Google search is a major source of new customers, making search visibility and advertising costs important to customer acquisition. California and other jurisdictions restrict aspects of pricing, fees and facility operations; some also impose temporary limits on rent increases after emergencies.

Public Storage’s results hinge on local self-storage demand and rents; National Storage Affiliates is another important rival to watch that is missing from this list.

  • Extra Space Storage and Public Storage compete for personal and business customers renting storage units month to month in overlapping U.S. markets, so local demand and rents matter to both. Watch Extra Space Storage’s storage rental revenue for a read on those shared markets.

  • CubeSmart competes with Public Storage both for residential and commercial customers who typically rent storage units month to month and for facilities to buy. Watch its news on acquisition prices and opportunities: competition can make suitable facilities harder to find and more expensive.

  • U-Haul Holding Company competes with Public Storage for customers renting self-storage units, but it also rents moving trucks and trailers and operates insurance businesses. Its storage pricing is more relevant to Public Storage than its overall results, which also reflect those other businesses.

  • SmartStop Self Storage REIT, Inc. and Public Storage both collect monthly storage rent from tenants and management fees from other facility owners, exposing them to demand for both services. Watch SmartStop’s property management fees from third-party owners for a read on the management side of Public Storage’s business.
