CubeSmart rents individual storage units to people and businesses, usually on month-to-month leases for their exclusive use. Rent from properties it owns supplies most of its revenue. It also runs self-storage stores for other owners, who pay it management fees; this is a much smaller revenue source.
The business depends on keeping units occupied and collecting rent at rates supported by local demand and nearby competitors. Its stores serve many customers, with New York, Florida, Texas and California together contributing a substantial share of revenue.
CubeSmart operates as a real estate investment trust, or REIT. To retain that tax status, it must earn most of its income from qualifying sources and distribute most of its taxable income to shareholders. It relies on outside debt and equity capital to fund property acquisitions and development.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
Watch National Storage Affiliates Trust, a major self-storage rival missing from this list, whose competition also affects CubeSmart’s rents, occupancy and acquisition opportunities.
Extra Space Storage competes with CubeSmart for personal and business customers paying monthly rent for storage units, and for storage properties to buy. As the largest U.S. self-storage operator, its property purchases are worth watching for pressure on CubeSmart’s acquisition opportunities and prices.
Public Storage competes with CubeSmart for residential and business customers who rent storage space month to month; both own and operate the facilities. Watch its storage rental business: Public Storage says its scale, brand and technology give it advantages in competing for those customers.
SmartStop Self Storage REIT, Inc. competes with CubeSmart for monthly storage rentals and for owners who pay another company to manage their storage properties. Its property-management fees from third-party owners offer a view of competition beyond rents, in a business CubeSmart also operates.
U-Haul Holding Company competes with CubeSmart for customers renting storage units, but truck and trailer rentals and insurance make its overall results a less focused storage comparison. Watch its self-storage offering, where U-Haul identifies convenience of location, cleanliness, security and price as the main competitive factors.
Global Self Storage, Inc. competes with CubeSmart for residential and commercial storage customers, but its 13 stores at December 31, 2025 make it a much smaller peer. Watch its rental-rate changes: it tracks local competitors’ move-in rates to adjust prices and pursue higher occupancy and revenue per leased square foot.
Public Storage earningsPSA
Public Storage's report shows whether demand and pricing for monthly storage rentals are holding up in the market where it competes with CubeSmart for residential and business customers.
Look at Public Storage's storage occupancy and rental rates. If both hold or improve, demand and pricing for monthly storage look supported, a firmer backdrop for CubeSmart; if either weakens, the shared customer pool is harder to retain and CubeSmart may face pressure on occupancy or rent.
Fed Interest Rate Decision
CubeSmart’s Fed-rate exposure comes through interest on its debt: higher borrowing costs can leave less of its self-storage income for earnings and shareholder distributions.

If it comes in above expectations
If policy rates come in higher than expected, interest on debt that reprices and new borrowing may cost CubeSmart more, leaving less cash for distributions.
If it comes in below expectations
If policy rates come in lower than expected, interest on debt that reprices and new borrowing may cost CubeSmart less, leaving more cash available for distributions.

CubeSmart rents self-storage units for monthly income, and this report shows whether occupancy and rent at established stores can support property income as operating costs rise.
Read same-store occupancy and realized rent per square foot alongside property operating expenses. Steady occupancy and rent with controlled expenses would show established stores are protecting property income; falling occupancy or costs rising faster than rent would show leasing demand or expenses squeezing profit, even if newer stores add revenue.
