Extra Space Storage rents enclosed storage units to individuals and businesses that need space for their belongings. Tenants move their own goods in and out, generally under month-to-month leases, though many stay for extended periods. Rent supplies most of the company’s revenue. The business depends on keeping units occupied, managing rental rates and collecting payments. It also operates stores for other owners, who pay it management fees.
Tenant insurance provides a smaller revenue stream. Tenants can buy coverage for stored goods from an unaffiliated insurer, which passes substantially all those premiums to an Extra Space Storage subsidiary. In return, the subsidiary takes on all losses covered by those policies—an arrangement called reinsurance. This business requires regulatory licenses and approvals, and regulators can suspend its activities.
Extra Space Storage operates as a real estate investment trust, or REIT. To maintain that tax status, it must distribute most of its taxable income to shareholders, so buying and developing more stores also depends on access to outside capital.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
Extra Space Storage’s results hinge on self-storage occupancy and rental rates; also watch National Storage Affiliates, a primary competitor missing from this list.
Public Storage competes with Extra Space Storage for monthly storage rent from personal and business customers, tenant insurance business, fees from managing other owners’ stores and income from financing those owners through bridge loans. Its storage occupancy and rental rates offer a read on the demand and pricing conditions facing Extra Space Storage.
CubeSmart and Extra Space Storage compete for residential and business customers renting storage units month to month, and for owners paying them to manage stores. Watch CubeSmart’s third-party managed store count for a signal of competition in Extra Space Storage’s management-fee business.
SmartStop Self Storage REIT, Inc. competes with Extra Space Storage for tenants’ storage rent and owners’ store-management fees, while Extra Space Storage also held $250 million in preferred stock of SmartStop-affiliated entities at December 31, 2025. Watch those entities’ ability to make payments: weakness could cause investment losses for Extra Space Storage, beyond pressure on rental and management revenue.
U-Haul Holding Company competes with Extra Space Storage for customers paying to store household and business belongings, alongside its much broader truck and trailer rental business. Watch its self-storage business rather than treating overall moving-equipment results as a direct signal for Extra Space Storage’s rental revenue.
Global Self Storage, Inc. earns rent from residential and commercial storage customers like Extra Space Storage, but its 13-store portfolio at December 31, 2025 provides a much narrower industry signal. Watch its new-tenant and existing-tenant rental rates alongside occupancy for a local view of storage pricing pressure.
Public Storage earningsPSA
Public Storage's report will show whether storage tenants still support current rents, a market signal for Extra Space Storage as the two compete for monthly renters.
Look at Public Storage's occupancy and rental rates together. Steady occupancy and rents would suggest tenants still support storage pricing, giving Extra Space Storage's stores room to sustain rents; falling occupancy or rates would signal more bargaining and vacancy pressure on the same customer pool.
Extra Space Storage, Inc. earningsThis company
Extra Space Storage's report will show whether rental income can keep pace with store costs and support profits from its self-storage operations.
Read same-store rental revenue alongside store operating expenses. Rising rent with slower expense growth would show that tenant demand and pricing are absorbing cost pressure; weakening rent while expenses keep rising would show month-to-month leases and local competition squeezing store margins.
Fed Interest Rate Decision
The Fed’s rate decision signals whether borrowing costs across the economy are rising or falling, which can change Extra Space Storage’s interest expense on variable-rate debt and the cost of refinancing maturing debt.

If it comes in above expectations
Higher rates could raise Extra Space Storage’s interest expense on debt that reprices and increase the cost of refinancing, leaving less cash flow for its storage operations and other funding needs.
If it comes in below expectations
Lower rates could reduce Extra Space Storage’s interest expense on debt that reprices and ease refinancing costs, leaving more cash flow for its storage operations and other funding needs.
