NNN REIT, Inc. is a real estate investment trust that owns commercial properties across the United States, generally with one business occupying each property. Rent supplies nearly all its revenue. Automotive service businesses, convenience stores and restaurants are its largest tenant categories; tenants include 7-Eleven and Mister Car Wash.
Tenants generally pay property taxes, insurance, maintenance and other operating costs as well as rent—an arrangement called a triple-net lease. They also handle day-to-day property management, leaving NNN with limited ongoing property spending. The business depends on tenants operating successfully and paying rent. If a tenant leaves or defaults, the affected property can lose its rental income while NNN takes on operating costs and the work of finding a replacement tenant.
NNN uses debt and equity financing to buy properties and refinance debt. Maintaining its REIT status also requires it to satisfy rules governing income sources, assets, diversification, shareholder ownership and distributions to shareholders.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
NNN’s results also depend on major tenants missing from this list: 7-Eleven and Mister Car Wash contribute 4.3% and 3.8% of its annual base rent, respectively.
Realty Income competes with NNN to buy freestanding commercial properties and collect rent from operators that also pay most property expenses. Its fixed or inflation-linked rent increases offer a comparison for NNN’s own contractual rent growth.
Agree Realty Corporation competes with NNN for retail properties leased long term to retailers that pay rent and property expenses. Its rent from national and large regional retailers provides a comparison for the tenant base supporting NNN’s rental income.
Essential Properties Realty Trust, Inc. overlaps with NNN in supplying properties to service and experience-based businesses under long-term leases that leave property expenses with tenants. Its focus on middle-market operators makes their rental income a useful comparison for NNN’s service-oriented tenant exposure.
Getty Realty Corp. overlaps directly with NNN’s largest tenant industries, collecting rent on freestanding properties from convenience-store, automotive-service and restaurant operators. Watch its rental income from convenience stores and automotive sites for a comparison with NNN’s two largest lines of trade.
NetSTREIT Corp. competes with NNN to buy single-tenant retail properties, supplying retailers with long-term real estate capital in return for rent under leases that put property expenses on tenants. Its partnerships to develop properties for specific retailers are worth watching as another route to new rental income.
Four Corners Property Trust, Inc. overlaps with NNN by collecting rent from restaurant and retail operators that also bear property expenses. Its real estate rental revenue is the relevant comparison for NNN, rather than sales from its own Kerrow restaurant business.
W.P. Carey Inc. (REIT) overlaps with NNN in retail, leasing single-tenant properties to businesses long term while tenants pay property expenses. Its rental revenue also comes from industrial and warehouse properties, primarily in the United States and Europe, so retail rent is the closer comparison for NNN.
Broadstone Net Lease, Inc. and NNN both supply businesses with real estate capital by owning single-tenant properties and collecting long-term rent while tenants pay property expenses. Broadstone earns most of its rent from industrial sites, making its retail rental income the closer comparison for NNN.
Dave & Buster’s pays rent to NNN for its venues and supplied 3.6% of NNN’s annual base rent as of December 31, 2025, making its ability to pay meaningful for NNN’s collections. Watch revenue from customers buying games, food and drinks for a read on the business supporting those rent payments.
Camping World Holdings, Inc. rents properties from NNN and supplied 3.5% of NNN’s annual base rent as of December 31, 2025, tying NNN’s collections to the RV retailer’s financial health. Watch new and used RV sales and profit from finance and insurance for signs of the business’s capacity to support rent.
EPR Properties overlaps with NNN in collecting rent from entertainment and theater operators that bear most property expenses. Experiential real estate dominates EPR’s portfolio but accounts for a minority of NNN’s rent, so its entertainment and theater leasing news speaks to only part of NNN’s business.
Getty Realty Corp. earningsGTY
Getty Realty's report will show how rent from convenience-store and auto-service tenants is holding up, a read on NNN REIT's two largest property categories.
Look at Getty Realty's rental income from convenience-store and automotive-service properties. If both hold up, tenants in those overlapping lines of trade appear able to support rent, a favorable demand signal for NNN REIT's corresponding properties. If income weakens, the businesses those tenants depend on may be under pressure, raising concern about collections across NNN REIT's two largest property categories.
Camping World Holdings, Inc. earningsCWH
Camping World leases properties from NNN REIT, and its RV sales and finance-and-insurance business will show how well this significant tenant can support rent.
Read new and used RV sales alongside profit from finance and insurance. If both are strong, Camping World's business has a firmer base for paying rent, supporting NNN REIT's collections; if both weaken, its capacity to pay is under greater strain and rent from this tenant is riskier for NNN REIT.

If it comes in above expectations
If the policy rate is above expectations, higher rates may raise interest costs on NNN’s SOFR-linked borrowings as they reprice and make new borrowing more expensive, leaving less cash for its property business and other needs.
If it comes in below expectations
If the policy rate is below expectations, lower rates may reduce interest costs on NNN’s SOFR-linked borrowings as they reprice and make new borrowing cheaper, leaving more cash for its property business and other needs.
Realty Income Corporation earningsO
Realty Income's report will show whether fixed or inflation-linked rent increases are lifting collections without hurting occupancy, a comparison for NNN REIT's leases.
Read Realty Income's rental-income growth alongside occupancy. Rising rent with stable occupancy would suggest fixed or inflation-linked lease increases are lifting collections while tenants remain; weak rent growth or falling occupancy would show that contractual increases may not offset pressure on tenants or properties. For NNN REIT, the takeaway is to judge actual collections and occupancy, not lease terms alone.
NNN REIT, Inc. earningsThis company
NNN REIT collects rent under long-term leases, and this report will show how much rental growth comes from existing properties versus acquisitions.
Read rental-income growth alongside occupancy and rent growth at existing properties. Stable occupancy and rising rent at those properties would show renewals and contractual increases are supporting income; if growth comes mainly from acquisitions while occupancy or rent growth at existing properties weakens, NNN REIT is relying more on continued purchases to grow.
Retail Sales MoM (Oct)
NNN’s long-term net-lease rent from tenants such as automotive-service businesses, convenience stores and restaurants depends in part on consumers spending enough at those businesses to support rent payments.
Stronger retail sales suggest consumer-facing tenants may be better able to pay NNN’s rent; weaker sales suggest greater pressure on rent payments and a higher risk of default or vacancy.
Dave & Buster's Entertainment, Inc. earningsPLAY
Dave & Buster's leases venues from NNN REIT, and customer spending on games, food, and drinks will show how well its business can support rent.
Look at customer revenue from games, food, and drinks. If it strengthens, the venue operator has a better business base to pay rent, supporting NNN REIT's collections; if it weakens, the tenant is under more operating pressure and NNN REIT's rent from this tenant is at greater risk.
