Getty Realty Corp. is a real estate investment trust (REIT), rather than a retailer or fuel seller. It supplies premises to convenience-store operators, petroleum distributors, car-wash operators and other retail tenants across the United States. Rent provides most of its revenue; tenants run the businesses themselves or, at some fuel-related sites, sublet to other operators.
Almost all properties have long-term leases with periodic rent increases. Tenants pay property taxes, insurance, maintenance and repairs as well as rent—an arrangement called a triple-net lease.
The business depends on tenants paying rent and on keeping properties leased when contracts expire. Convenience stores and gasoline stations provide a significant share of revenue, tying Getty Realty to petroleum marketers’ business health. Subsidiaries of ARKO Corp. and Global Partners LP are major tenants, each supplying a substantial share of revenue.
Leases place most environmental responsibilities on tenants, but environmental law can still make Getty Realty liable for cleanup as a property owner. Its REIT status also requires it to distribute most taxable income to shareholders, limiting cash retained for acquisitions and making external financing important.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
Getty Realty's results also depend materially on ARKO, whose subsidiaries leased 148 Getty properties and contributed 12% of its 2025 revenue.
NNN REIT, Inc. faces the same acquisition and financing pressures as Getty Realty: both buy freestanding properties and collect rent under long leases with scheduled increases, while tenants pay property expenses. NNN's new property purchases offer a comparison for Getty's ability to grow rental income.
Essential Properties Realty Trust, Inc. and Getty Realty both supply property financing to service-oriented operators and earn rent from long-term leases. Essential Properties' deals with smaller and middle-market businesses are worth watching for demand for this alternative to bank loans.
Getty Realty depends directly on Global Partners LP's ability to pay rent: its subsidiaries leased 127 Getty properties and supplied 10% of Getty's 2025 revenue. Watch Global Partners' fuel-distribution and station operations, which sell fuel to wholesalers, retailers and commercial customers and support those rent payments.
Realty Income Corporation and Getty Realty pursue the same kind of freestanding commercial property, collecting rent from operators that also pay most taxes, insurance and maintenance costs. Realty Income's acquisitions provide a comparison for the returns Getty can earn on new properties relative to its financing costs.
Agree Realty Corporation and Getty Realty both buy and develop retail properties, earning rent under long leases that leave property expenses with operators. Agree's rent from national and large regional retailers offers a comparison for tenant payment strength, though Getty serves convenience and automotive-related operators.
Four Corners Property Trust, Inc.'s restaurant and retail leasing business overlaps Getty Realty's growing investment in drive-through quick-service restaurant properties; both collect rent from operators under leases that shift property expenses to tenants. Watch Four Corners' property investments and rental revenue rather than its separate restaurant-sales business when comparing it with Getty.
NetSTREIT Corp. and Getty Realty both seek acquisitions and new developments of single-tenant retail properties that earn rent from operators under net leases. Watch when NETSTREIT's developments begin collecting rent: that makes its construction pipeline a useful comparison for Getty's new-property investments.
Broadstone Net Lease, Inc. shares Getty Realty's reliance on long-term rent from commercial tenants that pay property expenses, but its industrial emphasis makes the whole portfolio a less direct comparison. Its retail rental income is the closer match to Getty's consumer-facing properties.
W.P. Carey Inc. (REIT) and Getty Realty both depend on companies paying rent under long-term leases for single-tenant properties, with tenants bearing property expenses. W. P. Carey's industrial, warehouse and retail rents across the United States and Europe make it a broader comparison, not a direct read on Getty's U.S. convenience and automotive properties.
Getty Realty Corp. earningsThis company
Getty Realty collects rent under long leases, and this report will show whether rent from acquired and redeveloped properties, together with lease increases, is still lifting its core operating income.
Read rental income alongside AFFO per share, a non-GAAP measure Getty Realty uses to assess core operating performance. If both rise, rent from new properties and contractual increases are translating into stronger per-share core earnings; if rental income rises but AFFO per share stalls or falls, costs, financing or a larger share count may be absorbing the growth. The question is whether added rent reaches shareholders as stronger core earnings per share.
Four Corners Property Trust, Inc. earningsFCPT
Four Corners Property Trust’s report will show whether restaurant operators are supporting property investment and rent, a useful read-through for Getty Realty’s growing drive-through restaurant portfolio.
Focus on Four Corners’ property investments and rental revenue, not its separate restaurant-sales business. Steady investment and rent indicate that restaurant operators are still leasing space and that properties are producing income, supporting Getty Realty’s expansion into drive-through restaurants; weakness in both would point to less support for demand or rent growth in that property type.
Fed Interest Rate Decision
Getty Realty’s policy-rate exposure matters because higher interest rates can raise the cost of its variable-rate Credit Facility borrowings and leave less cash for operations, acquisitions and distributions.
Expected4.0%Last release4.0%
If it comes in above expectations
If the policy rate is above the estimate, Getty Realty may pay more interest on borrowings that reprice, leaving less cash for acquisitions and distributions; the effect depends on how much it borrows at variable rates.
If it comes in below expectations
If the policy rate is below the estimate, interest costs on borrowings that reprice may ease, leaving Getty Realty more cash for operations, acquisitions and distributions.
NNN REIT, Inc. earningsNNN
NNN REIT’s report will show whether new freestanding properties are adding rent, a comparison for Getty Realty’s acquisition-led effort to grow rental income.
Read NNN REIT’s property acquisitions alongside rental-income growth. More acquisitions with rising rent show that new properties are expanding income from long leases, offering a comparison for Getty Realty’s acquisition-led growth; fewer acquisitions or weak rent growth suggest less support for that route. Their properties and tenants differ, so NNN’s results do not establish how Getty Realty itself performed.
Global Partners LP earningsGLP
Global Partners LP’s report will show whether its fuel-distribution and station operations can support rent payments on 127 properties its subsidiaries lease from Getty Realty, which accounted for 10% of Getty Realty’s 2025 revenue.
Watch Global Partners’ fuel-distribution and station operations alongside whether its subsidiaries continue paying rent on Getty Realty properties. Steady operations and rent payments support a rent stream equal to 10% of Getty Realty’s 2025 revenue; weakening operations or impaired payments put that income at risk and expose Getty Realty’s reliance on a major tenant group.
