Company

Company overview

Ionic Digital owns the Ward County property in West Texas and leases it to Nscale, which is converting the former bitcoin-mining site into a data center for high-performance computing and AI. Nscale pays fixed dollar-denominated rent under a long-term lease and bears property taxes, insurance and maintenance costs. Leasing now supplies most of Ionic Digital’s revenue, but the business is still young and Nscale is its only digital-infrastructure customer.

The company also mines bitcoin at its Midland, Texas, sites. It supplies computing power to the Foundry USA mining pool, which pays it in bitcoin from network rewards and transaction fees, after deducting pool fees. Mining earnings depend on bitcoin’s price, the company’s computing power relative to the wider network and electricity costs. Ionic Digital plans to develop the Midland sites for computing and AI customers, but has not committed to a date for ending mining.

Further leasing growth depends on securing more power and tenants. Nscale has agreed to lease additional Ward County capacity when available, but expansion requires regulatory and utility approvals and supporting power infrastructure. Ionic Digital cannot guarantee that capacity will become available.

Ionic Digital’s results increasingly depend on Nscale, its sole material infrastructure tenant, honoring its long-term Ward County lease and taking additional power capacity when available.

  • Cipher Digital and Ionic Digital share exposure to Texas power availability and bitcoin-mining profitability while developing powered facilities for large cloud tenants. Watch Cipher’s progress on its two HPC sites: securing power and delivering capacity shows the competition Ionic faces for tenants and high-power sites.

  • TeraWulf competes with Ionic Digital for large cloud and enterprise customers that pay long-term rent for powered AI and high-performance computing facilities. Its Lake Mariner capacity deliveries give Ionic investors a concrete comparison for bringing contracted facilities into service.

  • Applied Digital is pursuing the same transition as Ionic Digital: moving from blockchain infrastructure toward powered data centers leased long-term to large AI and HPC customers. Watch its ability to secure power and grid connections, which it identifies as the main constraint on adding HPC capacity.

  • Core Scientific competes with Ionic Digital to turn power-intensive facilities into infrastructure for AI and HPC customers while both continue mining digital assets. Its work repurposing mining facilities for customers’ computing equipment tests how far mining experience can carry over into this new business.

  • Hut 8 no longer manages Ionic Digital’s mining sites: that agreement ended in December 2024, leaving Ionic to run them itself. Both seek income from powered infrastructure; Hut 8 develops powered land and electrical systems and has earned revenue from managing infrastructure and operating generation assets.

  • NVIDIA directly backs part of Ionic Digital’s rental income: it guarantees Nscale’s rent for the first five lease years, up to an aggregate $860.3 million. NVIDIA sells AI computing hardware and software platforms, but its guarantee—not just demand for those platforms—is the concrete link to Ionic’s Ward County cash flow.

  • Digital Realty competes with Ionic Digital for enterprises and service providers paying to rent powered data-center space, including customers that install their own computing infrastructure. Its Powered Base Building offering is the closest comparison to Ionic’s model of earning rent from infrastructure rather than selling computing services.

  • HIVE Digital Technologies Ltd. and Ionic Digital both supply computing calculations to mining pools in return for bitcoin and use powered facilities to serve AI/HPC customers. HIVE’s upgrades of mining facilities into enterprise AI infrastructure offer a comparison for Ionic’s planned conversion of its Midland sites.

  • Bit Digital’s WhiteFiber business competes with Ionic Digital to provide data-center infrastructure for AI/HPC customers, but also sells access to cloud-based GPU computing. Watch WhiteFiber’s data-center hosting revenue separately from its GPU cloud services: the former is the closer comparison to Ionic’s infrastructure leasing.

  • Riot Platforms and Ionic Digital share Texas mining exposure: bitcoin rewards must cover the electricity used to earn them. Riot’s mining results and power-cost news help frame the economics of Ionic’s remaining mining operations, rather than its long-term infrastructure rent.

  • MARA Holdings and Ionic Digital both earn bitcoin by mining and control power-intensive facilities that can support other computing uses. MARA’s development of AI inference and HPC capabilities is worth watching alongside Ionic’s shift toward leasing infrastructure, without treating those businesses as already equivalent.

  • CleanSpark and Ionic Digital both mine bitcoin and can sell their holdings to fund operations and infrastructure investment. CleanSpark’s use of mined bitcoin for operating costs and capital spending illustrates the funding trade-off Ionic faces as it treats its bitcoin treasury as a source of growth capital.

  • Bitdeer and Ionic Digital both combine bitcoin mining with a push into AI infrastructure, tying their opportunities to mining profitability and demand for power-intensive computing. Bitdeer also sells AI cloud services; keep those distinct from Ionic’s business of leasing powered facilities to tenants.
