Company

Company overview

Digital Realty Trust provides places for customers to house their computing equipment without building and running a data center themselves. It develops and operates facilities worldwide, supplying space, power, cooling and security under multiyear contracts. Customers range from enterprises renting individual cabinets to cloud and IT service providers taking large facilities; some install their own infrastructure. Rent and related services generate most revenue.

Customers also pay to connect their equipment to networks and other customers. ServiceFabric helps arrange connections across Digital Realty’s facilities and third-party locations. Digital Realty is not a telecommunications carrier: it depends on outside carriers’ fiber networks, as well as utilities for reliable electricity. Its business depends on keeping space leased and providing adequate power, cooling and connectivity. Large customers collectively supply a substantial share of recurring revenue, although no single customer supplies most of it.

Digital Realty operates as a real estate investment trust, or REIT. Maintaining that status restricts the assets it can hold and the income it can earn, and requires it to distribute most taxable income. That limits cash retained for development and makes outside financing important. Local permits, energy-use limits and restrictions on backup generators can also constrain construction and expansion.

Digital Realty’s leasing and development returns also depend on competition from major unlisted operators such as NTT, which its filings name as a global rival.

  • Equinix competes with Digital Realty worldwide for enterprises and service providers paying for data-center space, power and connections between their systems. Watch Equinix’s interconnection business: having customers and their business partners in the same facilities helps attract more customers, a strength Digital Realty says is difficult to build from scratch.

  • Csquare competes with Digital Realty for enterprises in overlapping North American and UK markets, providing space, power and connections without tying customers to one network carrier. Its customer retention is worth watching because connections within its facilities and the cost of moving help keep enterprise deployments in place.

  • Iron Mountain competes with Digital Realty to house computing equipment for enterprise and hyperscale customers. Watch its data-center business rather than its separate major business of storing physical records.

  • American Tower’s CoreSite competes with Digital Realty to house enterprise computing equipment and connect customers’ systems. Its data-center results are the relevant comparison, not the tower rentals that generate most of American Tower’s revenue.

  • Microsoft pays Digital Realty to lease data-center capacity for its cloud infrastructure, so its cloud expansion plans matter for Digital Realty’s leasing demand.

  • Applied Digital competes with Digital Realty to develop and lease large data centers to hyperscalers and other computing customers, with a focus on AI and accelerated computing. Watch the power and grid connections it secures for new sites: Applied Digital identifies these as the main constraint on adding high-performance computing capacity.

  • Core Scientific competes with Digital Realty to house power-intensive equipment for AI and high-performance computing customers. Watch its conversion and development of facilities for these customers, rather than its own digital-asset mining: that is where its power and cooling experience enters the colocation market.

  • TeraWulf competes with Digital Realty for hyperscale and enterprise customers leasing large data-center facilities with power under long-term contracts. Watch delivery of its contracted computing capacity at Lake Mariner and Abernathy, where customer commitments become usable facilities.

  • Cipher Digital is developing 600 MW of high-performance computing facilities across two sites for hyperscaler tenants, competing with Digital Realty’s large-capacity leasing business. Watch those developments rather than its bitcoin-mining revenue, which was its revenue source through December 31, 2025.

  • Blackstone Digital Infrastructure Trust Inc. plans to own data centers rented to hyperscalers on long-term contracts, overlapping Digital Realty’s large-capacity rental business. Watch what it acquires: completed, leased properties can produce rent, while properties still being developed generate no rent until completion.

  • CoreWeave’s expansion of AI cloud computing increases demand for the high-density data-center capacity Digital Realty provides; CoreWeave sells computing services to enterprises, AI labs and technology companies rather than renting them buildings. Watch its committed cloud-service contracts for a view of the AI demand behind that infrastructure expansion.

  • Amazon’s AWS expansion needs data-center capacity, so its cloud infrastructure spending is relevant to the cloud-provider demand Digital Realty serves, rather than Amazon’s retail sales.

  • Alphabet’s Google Cloud and AI operations need more computing infrastructure, making spending on that expansion relevant to demand for the data centers Digital Realty supplies. Watch that investment rather than Google’s advertising revenue.

  • Modine sells cooling equipment to data-center customers and benefits from the facility expansion and heavier heat loads that drive Digital Realty’s development spending. Watch its separate Data Centers business for cooling demand tied to that buildout, rather than its vehicle and commercial-building products.
