Company

Company overview

Winchester Bancorp serves borrowers and depositors in eastern Massachusetts through its subsidiary, Winchester Savings Bank. The bank gathers deposits mainly from local residents and uses that money to finance homes, apartment buildings, commercial properties and construction projects, as well as to invest in securities. Residential mortgages are its largest loan category, and it keeps most loans it originates rather than selling them.

Borrowers pay interest on their loans, and securities also generate interest income. After paying interest to depositors and other lenders, the bank retains the difference, which supplies most of the company’s income. Deposits are its main funding source, supplemented by borrowing from the Federal Home Loan Bank of Boston. Earnings depend on how loan and securities yields compare with funding costs; deposit rates can rise faster than loan rates adjust.

Most loans are secured by real estate in Middlesex County and nearby areas, tying repayment and collateral values closely to the local economy and property market. Banking capital requirements also constrain growth, and its concentration in commercial and multifamily real estate lending could require it to hold additional capital.

Know what’s buried in WSBK’s filings before you buy

The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.

  • ECB Bancorp’s Everett Co-operative Bank competes directly with Winchester for public deposits and borrowers buying or financing residential, multifamily and commercial property in Middlesex and Essex counties, including Woburn. Watch its deposit gathering and property lending for signs of competition in Winchester’s home market.

  • NB Bancorp’s Needham Bank competes with Winchester in Greater Boston for public deposits and residential, multifamily, commercial property and construction borrowers. Its commercial property and multifamily lending is the clearest business to watch for competition over borrowers who also matter to Winchester.

  • Avidia Bancorp’s Avidia Bank competes with Winchester for Massachusetts deposits and property borrowers. But its payment services and loans to condominium associations give it other sources of business, so its overall results are a less direct guide to Winchester’s property lending.

  • Beacon Financial Corporation’s Beacon Bank & Trust competes with Winchester for banking customers in Massachusetts. Its larger business lending operations and wealth management services make its overall results a less precise comparison for Winchester’s deposit-funded property lending.

  • Northeast Community Bancorp’s NorthEast Community Bank and Winchester both lend against Boston-area property, including construction projects, and earn interest from borrowers. Watch its Massachusetts/Boston Metropolitan Area loans rather than its overall results: most of its lending is in New York.
