NB Bancorp, Inc. is a bank holding company whose main operating business is Needham Bank. The bank takes deposits from residents and businesses, primarily in Greater Boston and nearby New England communities, and lends to property owners, developers, businesses and households. Borrowers pay interest, while business customers also pay fees for cash-management and treasury services. Cash reaches the holding company mainly through dividends from its subsidiaries.
Commercial real estate and multifamily properties make up the largest part of the loan portfolio. Home mortgages, business loans and construction lending are also substantial. This makes borrowers’ business cash flow and local property conditions central to repayment. Earnings also depend on retaining deposits at affordable rates and on how quickly loan interest rates change relative to funding costs.
Needham Bank also serves state-licensed cannabis businesses, a line constrained by federal law that still prohibits cannabis. Federal enforcement or policy changes could force it to stop serving those customers. Its commercial-property lending concentration can bring additional regulatory scrutiny, potentially limiting new lending or requiring more capital. Capital requirements also restrict the bank’s ability to send dividends to the holding company.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
Beacon Financial Corporation competes with NB Bancorp’s Needham Bank through Beacon Bank & Trust for New England businesses’ loans and banking services, and residents’ deposits. Watch its business lending and cash-management relationships for signs of competition for Needham’s business customers.
Avidia Bancorp, Inc., through Avidia Bank, competes with NB Bancorp’s Needham Bank for Massachusetts deposits and borrowers seeking business loans, commercial property financing and home mortgages. Its deposit offerings are worth watching because competing rates affect Needham’s ability to retain funding on favorable terms.
ECB Bancorp, Inc.’s Everett Co-operative Bank competes with NB Bancorp’s Needham Bank for Greater Boston savers and borrowers financing homes, commercial properties and construction. Both use public deposits to fund loans, so Everett’s deposit rates help gauge the competition for Needham’s funding.
Camden National Corporation competes with NB Bancorp’s Needham Bank for deposit and loan customers in New Hampshire and selected Massachusetts markets. Watch Camden’s growth in those markets, rather than its whole business, for changes in the competition facing Needham.
Winchester Bancorp, Inc.’s Winchester Savings Bank competes with NB Bancorp’s Needham Bank for eastern Massachusetts deposits and residential, multifamily, commercial property and construction borrowers. Winchester uses public deposits to fund these loans; its deposit pricing is worth watching for pressure on Needham’s funding costs.
Northeast Community Bancorp, Inc. and NB Bancorp’s Needham Bank both lend to construction and commercial property borrowers in Greater Boston, but most NorthEast lending is in New York. At December 31, 2025, only 9.8% of NorthEast’s loans were in the Massachusetts/Boston Metropolitan Area, making that portion more relevant to Needham than its overall loan results.
Beacon Financial Corporation earningsBBT
Beacon Financial Corporation’s report will show how New England businesses are responding to its lending and cash-management services, in the same customer market Needham Bank serves.
Look for growth in Beacon’s business lending and cash-management relationships. Growth in both would suggest it is winning more business customers and their everyday banking activity, raising competitive pressure on Needham Bank; weak growth would suggest less pressure, but would not establish how Needham itself performed.
Avidia Bancorp, Inc. earningsAVBC
Avidia Bancorp’s report will show whether its deposit business is growing, a signal of how strongly it competes with Needham Bank for Massachusetts funding.
Read Avidia’s deposit growth alongside what it pays for deposits. Strong growth without a marked rise in deposit costs would suggest it is attracting funding effectively, making it harder for Needham Bank to retain deposits on favorable terms; weak growth or rising costs would offer less evidence of that competitive advantage.
Fed Interest Rate Decision
The Fed’s rate decision signals the direction of borrowing costs, which can change what Needham Bank earns on loans and securities relative to what it pays depositors and other funders.

If it comes in above expectations
A higher-than-expected policy rate can lift yields on repricing loans and securities, but if deposit rates and replacement funding costs rise too, the gap Needham Bank earns may narrow.
If it comes in below expectations
A lower-than-expected policy rate can reduce yields on Needham Bank’s assets faster than its funding costs fall, squeezing the margin it earns; cheaper borrowing may ease pressure to replace maturing deposits.
