Sunstone Hotel Investors owns upper-upscale and luxury hotels in U.S. convention, city and resort destinations. Business and leisure travelers pay for rooms, while guests and event customers also buy meals, drinks and banquet services. Room sales provide most revenue; food and beverage sales are the next-largest source.
Federal tax rules governing hotel real estate investment trusts prevent Sunstone from operating the hotels itself. It leases them to a wholly owned taxable subsidiary, which hires independent managers such as Marriott and Hyatt to run daily operations. The subsidiary pays base rent plus variable rent tied to occupied rooms and hotel departmental revenue. That rent ultimately depends on the hotels generating cash, rather than on an unrelated tenant’s business.
The business depends on room demand, achievable room rates and the managers’ performance. Group events and large corporate customers materially affect some hotels. Sunstone also pays for ongoing upkeep and renovations, including work needed to meet brand standards; these costs and the hotels’ high fixed operating costs absorb cash even when demand weakens.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
Host Hotels & Resorts and Sunstone both depend on guests paying for luxury and upper-upscale rooms, dining and hotel amenities. Watch Host’s room sales and banquet revenue for a read on demand facing Sunstone’s hotels.
DiamondRock Hospitality Company and Sunstone own luxury and upper-upscale urban and leisure hotels, keeping the profits from guest spending after paying outside managers. DiamondRock’s hotel operating profits show how much of that demand reaches owners rather than being absorbed by expenses and fees.
Park Hotels & Resorts competes with Sunstone for luxury and upper-upscale travelers paying to stay at their U.S. hotels and resorts. Its Core hotels are the closest comparison: more than 96% of their rooms were luxury or upper-upscale as of February 20, 2026.
Pebblebrook Hotel Trust and Sunstone compete for paying guests at upper-upscale full-service hotels in overlapping California, Florida and Washington, D.C. markets. Pebblebrook’s room demand in those locations is a useful comparison for Sunstone’s exposure to local travel conditions.
Xenia Hotels & Resorts and Sunstone compete for business and leisure guests paying to stay at hotels and resorts under major lodging brands. Xenia’s room demand offers a comparison for the business and leisure spending that supports Sunstone’s hotel revenue.
Ryman Hospitality Properties competes with Sunstone’s convention and resort hotels for groups paying for meetings, rooms and food and beverage. Watch group business at Ryman’s Gaylord Hotels and JW Marriott resorts for a read on the demand behind Sunstone’s banquet and catering revenue.
Sunstone relies on Marriott International to run six hotels as of December 31, 2025, and to provide branding and marketing services; Marriott earns fees from hotel owners that respond to hotel revenue. The Bidwell Marriott Portland’s brand agreement runs through October 2026, making its renewal news worth watching.
Sunstone relies on Hyatt Hotels Corporation to operate three hotels as of December 31, 2025; Hyatt earns hotel fees from the same guest spending that generates Sunstone’s revenue. Hyatt’s management and franchise fee revenue is therefore a useful comparison for hotel demand, rather than its total revenue alone.
Hilton Worldwide manages one Sunstone hotel as of December 31, 2025, while Sunstone bears the hotel’s operating expenses and pays for management. Hilton’s management and franchise fees track hotel revenue and profitability across its system, so distinguish revenue-based fees from profit-based fees when comparing its results with Sunstone’s.
Fed Interest Rate Decision
The Fed’s decision on its benchmark interest rate matters to Sunstone because higher rates can raise interest costs on its floating-rate loan and new borrowing, leaving less cash for hotel investment and distributions.

If it comes in above expectations
For Sunstone, a higher-than-expected policy rate can increase interest costs on its floating-rate loan and new borrowing, leaving less cash for hotel investment and distributions.
If it comes in below expectations
For Sunstone, a lower-than-expected policy rate can ease borrowing costs, leaving more cash available for hotel investment and distributions.
Pebblebrook Hotel Trust earningsPEB
Pebblebrook Hotel Trust competes with Sunstone for guests at upper-upscale full-service hotels in California, Florida and Washington, D.C.; its report shows room demand in those shared markets.
Compare Pebblebrook's occupancy and average daily room rate (ADR), the average price per room sold, in the overlapping markets with its room revenue overall. Firm occupancy and rates would suggest local demand is supporting Sunstone's rooms too; declines in both would point to a tougher setting for Sunstone to fill rooms and hold prices.
Marriott International earningsMAR
Marriott manages six Sunstone hotels and provides their brands; its report offers a read on the operating and brand system those properties rely on.
Look at Marriott's hotel revenue and its management and franchise fees, and watch for any disclosure on renewal of the Bidwell Marriott Portland brand agreement. Steady hotel activity and fees, with the agreement continuing, would support the view that Sunstone's properties retain brand and operating support; weaker activity or no renewal would raise questions about that support, but Marriott's system-wide results do not establish how Sunstone's hotels performed.
Ryman Hospitality Properties, Inc earningsRHP
Ryman's Gaylord Hotels and JW Marriott resorts compete with Sunstone's convention and resort hotels for groups; its group business shows whether meeting demand is supporting Sunstone's rooms and banquet and catering revenue.
Look at Ryman's disclosed group bookings and meeting business alongside related room and banquet revenue. Steady group activity would show that events and meetings are still bringing in room and food spending, a supportive demand backdrop for Sunstone's group rooms and banquet and catering; weaker activity would point to more pressure on those revenue streams.
Diamondrock Hospitality Company earningsDRH
DiamondRock and Sunstone own upscale hotels run by outside managers; DiamondRock's hotel operating profit shows how much guest spending remains for the owner after operating costs and management fees.
Read DiamondRock's hotel operating profit alongside hotel revenue, noting whether profit keeps pace and what the company reports about operating costs and management fees. Profit rising with revenue would suggest guest spending is reaching the owner; stable revenue with pressured profit would point to costs or fees absorbing more, a business path Sunstone also needs to watch.
Sunstone Hotel Investors, Inc. earningsThis company
Sunstone earns from hotel rooms, food and beverage, and other services, then pays hotel operating costs; this report shows whether room revenue is turning into more hotel profit.
Read room revenue alongside hotel operating expenses, and look at occupancy and average daily room rate (ADR), the average price per room sold. Rising occupancy or rates without expenses growing faster than revenue would show more guest spending reaching hotel profit; weaker room revenue or faster-rising expenses would show costs absorbing more of it.
