Medalist Diversified, Inc. owns and leases shopping centers, flex and industrial properties, and properties leased to a single tenant. Tenants pay rent and reimburse property expenses. Shopping centers supply most of its property revenue, and the portfolio is concentrated in South Carolina, North Carolina and Virginia. Rental income depends on keeping space occupied and tenants able to pay; shopping centers also rely on anchor stores and major tenants to attract shoppers.
The company has ended its real estate investment trust (REIT) status and is building a different business: acquiring properties, placing them in Delaware statutory trusts (DSTs), and selling ownership interests through private offerings to accredited investors. These include investors seeking replacement properties for tax-deferred real estate exchanges. It has begun selling interests in XXV DST, which holds the Tesla Pensacola Property. The intended income comes from fees for acquiring, managing, financing and eventually selling trust properties, rather than solely from owning them and collecting rent.
The fee business is still developing. It depends on attracting investors, maintaining distribution relationships and finding properties it can acquire and finance. Selling legacy properties removes their recurring rent, so the transition depends on developing new income to replace it.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
One Liberty Properties and Medalist both collect rent from industrial tenants, so leasing demand and tenants’ ability to pay matter to both portfolios. Watch One Liberty’s industrial rental income for context on Medalist’s flex-industrial and single-tenant properties.
Global Net Lease and Medalist both earn rent from industrial and retail tenants, exposing them to overlapping leasing demand and tenant credit risks. Global Net Lease’s industrial and retail rental income is the relevant comparison, rather than its office business.
NetSTREIT competes with Medalist for single-tenant retail properties that earn rent from commercial tenants. Watch its property acquisitions and partnerships to develop premises for specific tenants: these show how it sources investments in a market Medalist also buys into.
Essential Properties Realty Trust competes with Medalist to buy single-tenant commercial properties and collect rent from operating businesses, including experience-based tenants. Its rental income from service and experience businesses offers a comparison for the tenant demand behind Medalist’s restaurant properties.
Tesla, which sells and leases electric vehicles and energy products, is Medalist’s tenant at Pensacola—the first property in its new program selling investors interests in property-holding trusts, or DSTs. Watch Medalist’s sales of interests in that Tesla-leased property: its planned shift toward fee income depends on attracting investors, not just collecting rent.
STAG Industrial’s rent from U.S. industrial tenants offers a gauge of the leasing demand supporting Medalist’s flex-industrial properties. Watch STAG’s leased occupancy alongside rental income: vacancies and new leases also move revenue at Medalist’s flex centers.
Essential Properties Realty Trust, Inc. earningsEPRT
Essential Properties Realty Trust’s report will show whether rent from service and experience businesses is holding up, offering a demand signal for the restaurant tenants in Medalist Diversified’s properties.
Watch Essential Properties’ rental income from service and experience businesses. Stable or rising income suggests demand from those businesses is holding up, a supportive signal for tenant demand behind Medalist Diversified’s restaurant properties. Falling income would flag possible pressure, but would not prove that Medalist’s own tenants face the same conditions.
STAG INDUSTRIAL, INC. earningsSTAG
STAG Industrial’s report will show how occupancy and rental income are trending at U.S. industrial properties, a comparison for leasing demand at Medalist Diversified’s flex-industrial properties.
Read STAG Industrial’s leased occupancy alongside its rental income. If both hold steady or rise, U.S. industrial leasing demand appears supported, a favorable comparison for Medalist Diversified’s flex-industrial properties. If both weaken, vacancy or rent pressure may be increasing.
Fed Interest Rate Decision
Medalist Diversified’s rate-sensitive mortgage debt means the Fed’s policy-rate decision can change what the company pays to borrow and refinance, affecting cash left from property income and potential DST fees.

If it comes in above expectations
If rates rise more than expected, the variable-rate Tesla DST mortgage and refinancing of other debt may cost more, leaving less cash from property operations and potentially reducing DST returns and related fee income.
If it comes in below expectations
If rates fall more than expected, borrowing and refinancing may become cheaper, easing debt costs and potentially leaving more property cash available to support DST returns and related fee income.
Medalist Diversified, Inc. earningsThis company
Medalist Diversified is shifting from collecting rent to earning fees from property-holding trusts, and this report will show whether those fees are beginning to replace rent.
Compare rent from existing properties with fees earned through the DST program; a DST is a Delaware statutory trust. If fees grow as rent declines and cover related costs, the new business is beginning to replace the old income. If property sales reduce rent while fees remain small, the income base is shrinking without being replaced.
