St. Joe turns its Northwest Florida land into residential communities, selling plots primarily to homebuilders that build the houses. A small group of builders accounts for a significant share of these sales, and their purchases often come in batches, making sales revenue uneven between periods.
Real estate sales and hospitality provide most of the company’s revenue. Hotel guests pay for stays and related services, while Watersound Club members pay membership fees and spend on amenities such as golf and dining. St. Joe also collects rent from commercial tenants and apartment residents. Its Latitude Margaritaville Watersound joint venture sells homes and supplies a substantial share of company earnings, making that venture and its partner important to the business.
Demand depends on people moving to Northwest Florida, buying retirement or vacation homes there, and visiting the region. Homebuilders’ access to financing also affects homesite purchases. Owning land does not mean St. Joe can develop all of it: projects require land-use approvals, permits and adequate infrastructure, while wetlands and protected-species habitats can restrict what it builds.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
Florida home demand connects Lennar’s sales to homebuyers with St. Joe’s homesite sales to builders; St. Joe also receives some payments tied to completed home prices above agreed thresholds. Watch Lennar’s Florida home sales and pricing for clues to builders’ appetite for lots and St. Joe’s additional payments.
D.R. Horton’s completed-home sales to buyers and residential lot development reflect the builder demand St. Joe relies on to sell its developed homesites. Watch Horton’s home sales and lot-development business, but remember that builders buy St. Joe’s lots in sporadic batches, making its revenue uneven between periods.
Toll Brothers’ sales to move-up, active-adult and second-home buyers offer a read on demand relevant to St. Joe’s homesites and active-adult community venture. Toll Brothers sells luxury homes in Florida among other states; its sales to these buyer groups are more useful to watch than its total community count.
Stratus Properties Inc and St. Joe both collect property-sale proceeds from buyers and rent from tenants after developing residential land and commercial properties, though Stratus focuses on Austin and selected Texas markets rather than Northwest Florida. Watch Stratus’s property sales separately from its retail, mixed-use and multifamily rents to compare the two revenue streams with St. Joe’s.
PulteGroup’s land development and new-home sales to buyers reflect the housing demand behind St. Joe’s sales of community homesites mainly to builders. Watch the lots PulteGroup owns or controls through agreements giving it the option to buy: they show its land position, while St. Joe’s homesite revenue also depends on which communities sell and when builders close.
AMREP and St. Joe both depend on housing demand to sell developed residential land, but AMREP operates largely in Rio Rancho and nearby Sandoval County, New Mexico, while St. Joe’s land is in Northwest Florida. AMREP also builds homes, so separate its land-development results from homebuilding when comparing it with St. Joe’s sales mainly to builders.
Green Brick Partners, Inc and St. Joe both develop Florida residential communities, but Green Brick sells homes on the Treasure Coast while St. Joe mainly sells homesites to builders in Northwest Florida. Green Brick’s Florida home sales offer a regional housing comparison, not a direct read on demand in St. Joe’s local market.
Meritage Homes Corporation’s new-home sales in Florida and other states reflect the buyer demand behind builders’ purchases of St. Joe’s Florida homesites. Watch its entry-level and first move-up home orders and prices for clues to affordability, while allowing for the irregular timing of builders’ lot purchases from St. Joe.
M/I Homes, Inc.’s home sales to buyers and sales of land and lots reflect the new-home demand that supports St. Joe’s community homesite sales mainly to builders. Its land and lot revenue is the closer comparison with St. Joe; home sales span first-time, move-up, empty-nester and luxury buyers.
KB Home and St. Joe share exposure to the housing cycle, not a demonstrated direct trading relationship: KB Home sells new homes in several Florida markets, while St. Joe mainly sells Northwest Florida homesites to builders. Watch KB Home’s sales to first-time and first move-up buyers for an affordability signal, rather than treating them as demand for St. Joe’s lots.
Housing Starts (Sep)
For St. Joe, measures of new-home building and sales show whether homebuilders and buyers may be more or less active, shaping homebuilders’ purchases of the company’s homesites and related revenue.
Expected1.31MLast release1.275M
If it comes in above expectations
If the reading is above the 1.31M estimate, it is above the previous 1.275M. More starts or permits, or stronger new-home sales, may support builders’ financing and construction activity, encouraging them to buy more St. Joe homesites; weaker readings may slow purchases and related revenue.
If it comes in below expectations
Fewer starts or permits, or weaker new-home sales, may make builders more cautious about financing and construction, reducing their purchases of St. Joe homesites and related revenue.
M/I Homes, Inc. earningsMHO
M/I Homes’ report will show whether builders are buying land and lots, a useful clue to demand behind St. Joe’s homesite sales.
Watch M/I Homes’ land and lot revenue alongside St. Joe’s homesite sales. Growth at M/I Homes would suggest builders are still buying land, a supportive backdrop for St. Joe, though its sales depend on its own communities and when builders close. A decline would signal weaker support for St. Joe’s homesite sales.
St. Joe Company earningsThis company
St. Joe’s report will show whether sales of residential sites to builders and its hotels, clubs and other hospitality businesses are still turning revenue into profit.
Read residential real-estate revenue alongside its gross margin, then compare hospitality revenue and margin. Higher residential revenue with a steady margin means land sales are bringing in more without much less profit per sale; weakness in either points to growth that is harder to turn into profit. Steady hospitality revenue and margin show that this major business is also supporting results; declines would leave St. Joe more reliant on land sales.
Fed Interest Rate Decision
For St. Joe, the Fed’s policy rate shapes the cost of mortgages for buyers of its homesites and homes, and the interest it pays on variable-rate debt.
Expected4.0%Last release4.0%
If it comes in above expectations
If the Fed’s rate is higher than expected, costlier mortgages may make buyers and homebuilders more cautious about buying St. Joe homesites, while higher rates on variable-rate debt may increase the company’s interest expense.
If it comes in below expectations
If the Fed’s rate is lower than expected, cheaper mortgages may support buyers’ and homebuilders’ purchases of St. Joe homesites, while lower rates on variable-rate debt may reduce the company’s interest expense.
