Company

Company overview

Brixmor Property Group’s U.S. shopping centers primarily serve communities and neighborhoods, with supermarkets as anchor tenants. Most rental income comes from supermarket-anchored properties. Retailers and service providers pay base rent and reimburse part of the centers’ operating costs, including common-area expenses, insurance and property taxes. Its largest tenants include TJX, Kroger and Burlington, but the business does not depend materially on any single tenant.

Rental income depends on tenants paying rent, renewing leases and taking vacant space, as well as the rents Brixmor can secure. The company upgrades and redevelops properties to attract retailers and shoppers. Anchor tenants also matter beyond their own rent: some leases allow other tenants to reduce rent or leave if an anchor stops occupying its space.

Brixmor has elected real estate investment trust (REIT) status. Maintaining that status restricts the assets it can hold and the income it can earn, and requires it to distribute most of its REIT taxable income to shareholders. It therefore funds its business with operating cash, property sales and debt and equity financing.

  • Kimco Realty and Brixmor both collect rent from retailers in large U.S. portfolios of open-air, grocery-anchored shopping centers, so they face overlapping tenant demand. Kimco’s leasing results offer a comparison for Brixmor’s ability to fill space and raise rents.

  • Regency Centers and Brixmor both earn rent by leasing grocery-anchored shopping centers to retailers selling everyday necessities, services and value-priced goods. Watch Regency’s ability to attract and retain those tenants as a comparison for demand for Brixmor’s space.

  • Kite Realty Group Trust and Brixmor both collect tenant rents and payments covering property expenses at open-air, grocery-anchored shopping centers. Kite’s rental revenue and expense recoveries offer a comparison for whether Brixmor’s leasing gains are keeping pace with property costs.

  • Phillips Edison & Company, Inc. and Brixmor both collect rent from retailers in grocery-anchored neighborhood centers, but Phillips Edison concentrates on smaller centers and smaller shops alongside the anchor. Its leasing of spaces under 10,000 square feet offers a focused comparison for Brixmor’s occupancy in that same size group.

  • InvenTrust Properties Corp. and Brixmor both depend on retailers renting space in grocery-anchored neighborhood and community centers. InvenTrust’s ability to attract and retain tenants in its Sun Belt centers offers a regional comparison for that leasing demand.

Its occupancy and rent growth provide a comparison, but its wealthier locations matter when judging Brixmor against it.

  • Acadia Realty Trust and Brixmor both collect rents from retailers in open-air and suburban properties, but Acadia also has substantial urban street-retail exposure. Its open-air and suburban leasing is the closer comparison for Brixmor than its city shopping streets.

  • Brixmor receives supermarket rent from Kroger, one of its three largest tenants by annualized base rent as of December 31, 2025. • Brixmor collects store rent from TJX Companies, one of its three largest tenants by annualized base rent as of December 31, 2025. TJX sells discounted branded clothing and home goods to shoppers, so its store demand and lease renewals are the news to watch for Brixmor’s rental income.
