Company

Company overview

VICI Properties is a real estate investment trust, or REIT, whose properties span the United States and Canada. It is the landlord, not the operator, of its leased casinos, hotels and other leisure venues. Operators pay rent and generally cover property taxes, insurance, maintenance and improvements themselves. These arrangements, called triple-net leases, provide most of VICI’s revenue and include annual rent increases. VICI also earns interest by lending to real estate projects.

Caesars and MGM are its largest tenants and together supply most of its rent. VICI therefore depends heavily on their ability to run the properties profitably and meet lease obligations. The Las Vegas Strip also accounts for a large share of revenue, tying the business to that destination’s visitor demand.

Gaming regulation constrains the business: certain transactions require regulatory review or approval, and replacing a casino tenant requires a licensed, approved operator. As a REIT, VICI must distribute most of its taxable income to shareholders, so it relies on debt and equity markets to finance growth.

  • Gaming and Leisure Properties, Inc. competes with VICI to fund casino operators by buying their real estate and leasing it back, collecting rent while operators pay property expenses. Its casino-property acquisitions show where VICI faces competition for new investments.

  • VICI depends heavily on Caesars Entertainment, which operates casinos on VICI-owned property and supplied 39% of its annualized rent as of December 31, 2025. Watch profitability at Caesars’ regional leased casinos: weakness there and the surrounding market narratives have already hurt VICI’s stock performance and cost of capital.

  • MGM Resorts International’s ability to pay rent matters directly to VICI: it operates casino resorts leased from VICI and supplied 35% of VICI’s annualized rent as of December 31, 2025. Watch both non-gaming revenue at its Las Vegas Strip resorts and gaming revenue at its regional operations, since each typically provides most of that business’s net revenue.

  • EPR Properties overlaps with VICI in funding leisure-property operators through long leases, collecting rent while tenants bear property operating and maintenance costs. Its experiential-property investments offer a view of the broader market for the leisure real estate VICI also buys.

  • Lucky Strike Entertainment Corporation, formerly Bowlero, pays VICI rent on bowling properties it sold to VICI and leased back. How those bowling venues perform matters to a smaller part of VICI’s rent base.

  • Acquisition financing costs matter to both Realty Income and VICI because both grow by buying properties and collecting contractual rents from operators that also cover most property expenses. Realty Income’s commercial-property purchases provide a comparison for the financing conditions facing VICI’s acquisitions.

  • W.P. Carey Inc. (REIT) and VICI both need property yields and tenants’ ability to pay rent to justify the cost of funding new investments. W.P. Carey collects long-term rents mainly from companies using industrial, warehouse and retail properties, giving a comparison outside VICI’s gaming and leisure focus.

  • Essential Properties Realty Trust, Inc. and VICI both fund operating properties through long-term leases and loans, so operators’ ability to pay supports their rent and lending income. Essential Properties focuses on middle-market service and experience businesses, making those tenants’ performance a comparison for VICI’s exposure to experiential operators.
