Trulieve Cannabis Corp. operates licensed cannabis businesses across several U.S. states. Customers buy products through its Trulieve stores, while wholesale buyers provide another route to market. Its own brands include Modern Flower and Roll One, and selected stores also carry partner brands. Substantially all revenue comes from cannabis.
Florida accounts for most of its dispensaries. Trulieve grows and manufactures every cannabis product sold in its Florida and Georgia stores; in other markets, the extent of its own production varies. This connects its cultivation and processing operations directly to the products customers purchase.
The business depends on state and local approvals. Medical cannabis is sold throughout its operating states, but adult-use sales are permitted only in some. Limits on license issuance and ownership can restrict expansion. Cannabis remains illegal under U.S. federal law, even where state law authorizes its business.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
Trulieve’s results hinge especially on Florida cannabis demand, pricing and regulation; major U.S. rivals Curaleaf and Green Thumb are worth watching but absent from this list.
Trulieve pays Innovative Industrial Properties rent for six properties used in its cannabis business, so the landlord depends on Trulieve and other licensed cannabis operators staying financially healthy. Watch its rent collections: Trulieve supplied 9% of its contractual rent collected in 2025.
Glass House Brands shares Trulieve’s exposure to U.S. cannabis restrictions: both grow cannabis and sell it wholesale to businesses and through dispensaries to consumers. Glass House operates only in California, outside Trulieve’s operating states, so it is not a direct rival in Trulieve’s local markets.

Innovative Industrial Properties, Inc.'s report will show whether cannabis tenants, including Trulieve, are paying rent, revealing pressure on Trulieve's lease costs.
Focus on rent collections. Steady collections would indicate that operators such as Trulieve can meet their leases and that Trulieve's landlord relationship remains stable; weakening collections would point to financial strain among cannabis tenants and make the durability of Trulieve's rent payments a greater concern.

Trulieve earns most of its revenue in dispensaries, and this report will show whether retail sales and gross margin are holding up under price pressure.
Read retail revenue alongside gross margin, and check whether wholesale revenue offsets any retail shortfall. Stable retail revenue and margin would show that traffic and unit sales are making up for price pressure; falling retail revenue or a narrower margin, even with wholesale growth, would show that stores are under strain and growth depends more on wholesale.
