Innovative Industrial Properties is a landlord, not a cannabis producer or seller. It buys facilities from cannabis operators and leases them back under long-term contracts, allowing operators to release capital tied up in their buildings while continuing to use them. It also buys properties from third parties. Industrial facilities supply most of its rent. Cannabis tenants generally pay maintenance, structural repairs, property taxes and insurance in addition to rent.
Rent collections depend heavily on a concentrated group of tenants, including Ascend Wellness Holdings and Green Thumb Industries. Some tenants, including PharmaCann, have defaulted on rent, and the company is replacing tenants at affected properties. Operators must maintain state and local licenses; replacement tenants also need authorization before operating. Although states permit these businesses, cannabis remains illegal under federal law, exposing both tenants and the landlord to federal enforcement.
A smaller life-science investment business earns interest and dividends from a loan to IQHQ REIT’s operating partnership and holdings of IQHQ Preferred Stock. Further property acquisitions depend largely on raising new equity or debt, and the company’s cannabis exposure limits access to that capital.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
IIPR’s results hinge on cannabis tenants’ ability to pay rent, so watch major tenants Ascend Wellness, Green Thumb and Curaleaf and defaulted tenant PharmaCann, none of which appears in this list.
IIPR depends directly on Trulieve Cannabis Corp. for rent from leased cannabis facilities: Trulieve contributed $19.704 million, or 9%, of IIPR’s contractual rent collected in 2025. Watch Trulieve’s medical and adult-use cannabis sales through its stores and wholesale channels for clues to its ability to keep paying rent.
GROW GENERATION CORP and IIPR both depend on cannabis growers’ finances: growers buy cultivation equipment and supplies from GrowGeneration, while their financial health drives demand for IIPR’s facilities and tenants’ ability to pay rent. Watch GrowGeneration’s equipment and consumables sales to cannabis growers for signs of their capacity to spend on facilities and keep operating.
Fed Interest Rate Decision
For IIP, the Fed’s decision on short-term interest rates matters because higher borrowing costs can raise the cost of its revolving debt and refinancing its May 2026 notes, leaving less rental cash for operations and dividends.

If it comes in above expectations
Higher rates can make refinancing the May 2026 notes more expensive and raise costs on revolving debt, leaving IIP with less cash for operations and dividends.
If it comes in below expectations
Lower rates can ease refinancing costs and reduce the cost of revolving debt, potentially leaving IIP with more cash for operations and dividends.
Innovative Industrial Properties, Inc. earningsThis company
Innovative Industrial Properties relies on rent to fund its business, and this report will show whether tenant payments and cash available for debt service can withstand its unresolved debt-maturity pressure.
Read rental revenue alongside operating cash flow, then check what the company has actually secured for the $291.2 million of notes due in May 2026. Steady rent and cash flow, with a refinancing or other funding arrangement in place, would show the leases can still support debt service. Weaker rent or cash flow, or no completed debt arrangement, would show tenant defaults are eroding the cash available and leave less room to repay the notes and keep operating.
Trulieve Cannabis Corp. earningsTRLV
Trulieve's report will show whether medical and adult-use cannabis sales can support the rent it pays Innovative Industrial Properties.
Read Trulieve's store and wholesale sales alongside the rent it pays Innovative Industrial Properties. Steady or growing sales would suggest Trulieve is better able to keep operating and pay rent; weaker sales would put that rental income at greater risk. Trulieve contributed 9% of Innovative Industrial Properties' contractual rent collected in 2025.
