Stewart Information Services Corporation helps property buyers and lenders check ownership records and complete residential and commercial real estate transactions. It examines records for ownership problems and outstanding debts, handles closing, and issues title insurance through its principal underwriter, Stewart Title Guaranty Company. Buyers and lenders pay a one-time premium for protection against covered ownership defects or problems with a lender’s lien priority; closing and related services also generate fees. Title insurance and related services provide most of the company’s revenue. Stewart operates through its own offices and independent agents, which keep a contractual share of revenue and remit the balance.
Its smaller real estate solutions business serves mortgage lenders, servicers and other real estate professionals. Businesses such as Informative Research and NotaryCam provide information used in lending decisions and services that help complete transactions, including online notarization and closing.
Revenue depends heavily on property sales, refinancing activity and transaction values, all influenced by mortgage rates and financing availability. Insurance regulation constrains premium rates and requires capital and reserves; it also limits how much the insurance subsidiaries can distribute to the parent company.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
First American competes with Stewart to insure property ownership, handle closings and sell real estate information to lenders and property buyers; both depend on purchases, refinancing and mortgage availability. Its title insurance and services revenue is the line to watch for the property-market conditions also affecting Stewart.
Fidelity National Financial competes with Stewart to insure property ownership and settle transactions, including large commercial deals for national lenders. Watch its Title segment rather than total results: its separate annuity and life insurance business does not measure demand for Stewart’s property-closing services.
Investors Title Co and Stewart compete to insure residential and commercial property ownership for owners and mortgage lenders, so property transactions and mortgage originations affect both. They also help customers defer tax through real estate exchanges, giving Stewart investors a second overlapping service business to watch.
Old Republic International Corporation is a large rival to Stewart in insuring property ownership for buyers and mortgage lenders. Its separate specialty insurance business makes total results less tied to property closings, so watch its Title Insurance segment for the direct comparison with Stewart.
Essent Group LTD competes with Stewart to provide property-ownership insurance and settlement services to mortgage lenders, borrowers and investors, while its main mortgage insurance business also depends on residential lending. Its title and settlement operations sit within Corporate and Other, the place to look for the business that directly overlaps Stewart.
Stewart Information Services Corporation earningsThis company
Stewart collects title insurance premiums when property deals close, and this report will show whether its business is growing through both commercial and non-commercial transactions or relying more on commercial deals.
Read commercial and non-commercial title revenue alongside net agency revenue, which is what Stewart retains after independent agents keep their share. Growth in both title lines and in net agency revenue would show broad transaction demand reaching Stewart through direct and agency channels. If growth comes mainly from commercial title while non-commercial or net agency revenue is flat or falling, the business is growing on a narrower base and relying more on commercial deals.
First American Financial Corporation earningsFAF
First American's title insurance and services revenue will show whether property transactions and lending activity are also supporting the market Stewart serves.
See whether First American's title insurance and services revenue moves in the same direction as Stewart's direct title revenue; compare the direction, not the dollar amounts. If both grow, property transactions and lending activity are bringing demand to both competitors. If First American weakens while Stewart holds up, differences in their business mix or execution are more likely to explain the gap.
Fed Interest Rate Decision
Stewart earns title-insurance premiums and closing fees when people and businesses complete property transactions, so the Fed’s rate decision matters because it can change mortgage costs and the number of purchase and refinance closings.

If it comes in above expectations
If the policy rate is above expectations, higher borrowing costs may deter buyers and borrowers from closing, reducing Stewart’s title-policy and settlement revenue; fewer refinancings would also mean less revenue from transactions that typically carry lower premiums than comparable purchases.
If it comes in below expectations
If the policy rate is below expectations, cheaper borrowing may encourage property purchases and refinancing, supporting Stewart’s title-policy and settlement revenue; a pickup in refinancing would contribute less per comparable transaction than purchases because its average premiums are lower.
