Company

Company overview

Murano Global Investments PLC earns most of its revenue from business and leisure travelers staying at its hotels in Mexico City and Cancun. Guests pay for rooms, all-inclusive stays and services such as dining; room charges and all-inclusive packages provide most of the revenue. Its operating properties are Andaz Mexico City Condesa, Mondrian Mexico City Condesa and the adults-only, all-inclusive Hyatt Vivid Grand Island in Cancun. Occupancy also drives dining and other spending because most of those customers are hotel guests.

Hyatt runs Andaz and Vivid, while Accor runs Mondrian. The Hyatt-managed properties account for most hotel revenue, making Hyatt a central operating partner. Murano does not control daily hotel decisions such as room rates and food pricing, so its income depends on these managers attracting guests and running the properties profitably.

Murano also has unfinished and planned developments in Cancun and Ensenada, including residential projects, which require approvals and financing rather than currently generating operating revenue. It has missed debt payments and is negotiating restructuring arrangements that remain incomplete. Additional funding is needed for operations and development, and management has identified substantial doubt about its ability to continue operating.

Murano’s results hinge on hotel demand in Mexico City and Cancun and on its operators, including Accor at Mondrian and Ennismore’s replacement of Hyatt at GIC I only if the required conditions are met.

  • Murano depends on Hyatt to run Andaz and Vivid for paying guests, but Hyatt also markets competing premium hotels and all-inclusive resorts. Hyatt’s service and booking channels matter to Murano’s occupancy and room rates because Murano does not control day-to-day hotel operations.

  • Hilton competes with Murano for business travelers in Mexico City and vacationers at upscale hotels and all-inclusive resorts around Cancun. Murano earns revenue from guests staying at its hotels, while Hilton collects fees from hotel owners for running hotels and providing its brands.

  • Marriott-branded hotels compete with Murano in Mexico City and Cancun for premium business and leisure travelers. Those guests pay Murano for hotel stays, while hotel owners pay Marriott to use its brands and booking and marketing systems.

  • Airbnb competes for bookings that could otherwise go to Murano’s Mexican hotels by connecting guests with hosts offering alternative stays. Lost hotel bookings can hurt more than Murano’s room revenue: most of its food, beverage and ancillary sales also come from hotel guests.

  • InterContinental Hotels Group’s premium hotels in Mexico City and Cancun compete with Murano for business and leisure guests. Murano earns revenue from guests at its owned hotels, while IHG largely earns fees from hotel owners using its brands and systems.
