Company

Company overview

MacKenzie Realty Capital acquires, develops and manages properties that provide office space for businesses and apartments for residents. Tenants pay rent and reimburse certain property expenses. Commercial properties contribute most revenue, while apartments provide the other main source.

Its relatively small portfolio is concentrated primarily in California’s Oakland–San Francisco Bay Area, with California and Georgia its largest geographic exposures. Income depends on keeping properties occupied, collecting rent and renewing or replacing leases. Individual tenants can matter significantly because the portfolio is small. External advisers acquire and manage its real estate and oversee operations.

The company has elected real estate investment trust (REIT) taxation. Maintaining that status requires it to distribute most taxable income and comply with rules governing its assets and income sources, which can limit investment choices. Those distribution requirements leave less cash for acquisitions and property improvements, making access to outside financing important.

  • Transcontinental Realty Investors, Inc. shares MacKenzie Realty Capital’s exposure to both apartment and office leasing demand: both own properties and collect rent from residents and office tenants. Its apartment and office rental income offers two separate checks on the leasing conditions that matter to MacKenzie.

  • Creative Media & Community Trust Corporation shares the office and apartment leasing exposure of MacKenzie Realty Capital, owning and developing properties that earn rent from those tenants, but it also owns hotels. Watch its office and apartment leasing rather than hotel performance when assessing what its results mean for MacKenzie.

  • AMERICAN ASSETS TRUST, INC. offers a Northern California comparison for MacKenzie Realty Capital: both own offices and apartments that earn tenant rents, and MacKenzie has disclosed leasing exposure in Napa. Its Northern California leasing news is worth watching alongside MacKenzie’s Main Street West property, where Napa County took most of the vacated space from January 1, 2026.

  • Kilroy Realty Corp. shares MacKenzie Realty Capital’s sensitivity to office occupancy and rents, since both collect rent from office tenants. Watch Kilroy’s technology-tenant leasing, but remember that this group accounted for 51% of its office portfolio’s annualized base rental revenue at December 31, 2025—a pronounced concentration in its office business.

  • Net Lease Office Properties depends on corporate tenants paying office rent, as does MacKenzie Realty Capital’s commercial business. Its corporate lease renewals are worth watching, but its buildings mostly serve single tenants who pay substantially all operating and maintenance costs under what are called net leases.

  • Clipper Realty Inc. shares MacKenzie Realty Capital’s reliance on residential and commercial tenants paying rent, but weights those businesses differently. Apartment residents supplied about 78% of Clipper’s revenue in the year ended December 31, 2025, so its results speak more to MacKenzie’s residential business than to its larger commercial business.

  • Mid-America Apartment Communities, Inc. offers a view of the apartment demand that matters to MacKenzie Realty Capital’s residential business, but not its larger office exposure: MAA owns apartment communities and collects rent from residents. Watch its occupancy and rental rates, including rents on apartments with renovated kitchens and bathrooms.
