Company

Company overview

Hilton Grand Vacations offers travelers recurring access to vacation accommodation, primarily under Hilton Grand Vacations brands. Buyers purchase either an interest in resort real estate or points they can use to book stays across participating resorts. Sales and buyer financing together provide most of the company’s revenue. It sells inventory it develops or acquires, and also sells third-party developers’ inventory for commissions and brand fees. Buyers who borrow from the company pay interest on loans secured by their vacation rights. Existing owners account for most contract sales.

A sale also brings customers into its Clubs, where members pay annual dues and fees for selected exchanges and services. Resort homeowners’ associations pay the company to operate and maintain properties. It also rents available accommodation, including unsold inventory and stays released through member exchanges. These activities generate revenue beyond the initial sale.

The company is independent of Hilton and pays to license Hilton brands, systems and customer data. That relationship sets limits on the business: new Hilton-branded resorts and certain acquisitions require Hilton’s consent, while unconverted Diamond and Bluegreen properties must generally operate separately without Hilton brands or data. Selling new vacation rights also depends on securing inventory and obtaining required registrations; its financing business depends on buyers repaying their loans.

  • Hilton Grand Vacations depends on Hilton’s brands and operating systems and pays it license fees, while Hilton also collects fees from hotel owners; both rely on demand for branded vacation stays. Watch Hilton’s customer-call referrals to HGV: fewer referrals can hurt resort tours and vacation ownership sales.
