HBT Financial provides banking services through its subsidiary, Heartland Bank and Trust Company, to individuals, businesses and municipal entities in Illinois and eastern Iowa. Customer deposits supply most of the bank’s funding. It lends to borrowers and holds interest-earning investments; the interest left after paying depositors and other funding costs provides most of its revenue. Fees from wealth management, deposit accounts, cards and mortgage servicing add a smaller income stream.
Most loans are to businesses or finance commercial real estate, including multifamily properties. Repayment therefore depends heavily on borrowers’ business cash flows and property performance. The bank also depends on retaining deposits at costs that leave room to earn a spread, so changes in interest rates and deposit competition affect its earnings. No individual customer or group supplies a material share of its loans or deposits.
Banking rules limit permitted activities and require capital and liquidity. HBT Financial’s holding company receives most of its funding through dividends from the bank, which cannot pay dividends that would push its capital below regulatory minimums.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
First Mid Bancshares, Inc. competes with HBT Financial, Inc. for Illinois community-banking customers: both lend against commercial property and provide wealth management and farm services.
First Financial Corporation competes with HBT Financial, Inc. for Illinois businesses and consumers seeking loans, deposit accounts and trust services. Its 24 Illinois full-service branches make its lending and deposit business in the state worth watching alongside HBT’s.
Byline Bancorp, Inc. competes with HBT Financial, Inc. for Chicago-area business and commercial-property borrowers and the deposits those customer relationships bring. Watch Byline’s ability to gather low-cost deposits through its local branches and relationships—the same customers are in HBT’s sights.
Mercantile Bank Corp and HBT Financial, Inc. both use customer deposits to fund Midwestern business and construction loans, so changes in loan rates and property borrowers’ credit quality offer a comparison for HBT. Watch the interest Mercantile earns on its generally floating-rate commercial-property loans against what it pays for deposits.
Horizon Bancorp, Inc. offers a neighboring-market comparison for HBT Financial, Inc.: both run Midwestern banks whose earnings depend on lending and the rates earned as loans and other assets reprice. Horizon’s loan revenue in Indiana and Michigan is the line to watch alongside HBT’s loan interest income.
Independent Bank Corp.’s Michigan lending business offers a nearby comparison for HBT Financial, Inc.’s loan-led Illinois banking earnings. Watch its income from interest and fees paid by borrowers for a comparison of how lending and interest-rate changes affect HBT.
Mercantile Bank Corp earningsMBWM
Mercantile Bank’s report will show whether interest from floating-rate commercial-property loans is keeping ahead of deposit costs, a useful comparison for HBT’s lending and funding business.
Compare Mercantile’s interest income on commercial-property loans with its deposit costs and related credit losses. Loan income staying ahead of funding costs with contained losses would suggest this lending-and-deposit model can still support earnings; higher deposit costs or property-related losses would raise questions about similar pressure on HBT’s margin and loan quality.
Byline Bancorp, Inc. earningsBY
Byline Bancorp’s report will show whether it can retain Chicago-area business and commercial-property customers’ deposits at low cost, in a market where HBT also seeks those relationships.
Watch Byline’s deposit balances alongside its deposit costs. Stable deposits at controlled cost would show it can retain customer funding without bidding sharply higher, easing the competitive signal for HBT in the Chicago area. Falling balances or rising costs would point to banks paying more or losing funds to alternatives, a risk to HBT’s own funding costs.
HBT Financial, Inc. earningsThis company
HBT Financial earns much of its income from loans funded by customer deposits, and this report will show how loan income, deposit costs and credit losses are shaping its earnings.
Read net interest income and net interest margin alongside the provision for credit losses. Net interest margin measures net interest income against average interest-earning assets. Rising loan income with controlled deposit costs and steady provisions would show lending gains are not being offset by funding costs or borrower risk. A narrower margin or higher provisions would point to pressure on earnings even if loans grow.
Fed Interest Rate Decision
Fed rate decisions shape what HBT earns on repricing loans and securities and what it pays for customer deposits and other funding, changing net interest income, a major source of its earnings.

If it comes in above expectations
If rates rise, HBT may earn more on loans and securities that reprice, but could also pay more to retain deposits and fund its business; the net effect depends on which side reprices faster or more fully.
If it comes in below expectations
If rates fall, HBT may earn less on loans and securities that reprice, but could also pay less for deposits and other funding; the net effect again depends on which side reprices faster or more fully.
