Company

Company overview

Farmland Partners Inc. provides land that tenants use to grow crops, from corn and soybeans to fruit and nuts. Rent supplies most of its revenue. Most leases set fixed rent, with tenants generally paying part before planting and the rest later in the year; some rents vary with farm revenue. Smaller businesses earn interest through the FPI Loan Program, which lends to landowners and farmers, and sell crops from directly operated farms.

The Corn Belt and California supply most rental income. A major California farming tenant, disclosed as Tenant A, accounts for a substantial share of rent through numerous permanent-crop leases. Even fixed rent depends on tenants earning enough to pay: crop prices and growing conditions affect their ability to meet obligations, while variable rent responds more directly to farm revenue.

The company operates as a real estate investment trust, or REIT. Maintaining that tax status requires it to distribute most taxable income, leaving it reliant on outside capital for property purchases and other needs. REIT rules also restrict holding properties primarily for resale. Some states limit corporate farmland ownership; its Missouri holdings could face a legal challenge requiring a sale.

Farmland Partners' results hinge on farmland values, crop profitability and tenants' ability to pay rent, especially its largest California permanent-crop tenant, which accounts for roughly one-third of rental income.

  • Gladstone Land Corporation competes with Farmland Partners to buy farmland; both earn rent by leasing land to farm operators. Its farmland purchases offer a comparison for the agricultural properties Farmland Partners is competing to acquire.

  • Deere & Company sells farm equipment to growers whose profitability also supports the rent and ability to pay of Farmland Partners' tenants, though fixed rents cushion Farmland Partners against short-term farming swings. Watch Deere's tractor and harvester sales to grain and cotton growers for a read on this shared customer group's business conditions.
