Brookdale Senior Living, Inc. provides housing and care for older adults across the United States. Most revenue comes from assisted living and memory care: communities that help residents with daily activities and care for people with Alzheimer’s disease and other dementias. It also offers independent living and continuing care retirement communities, which typically combine several levels of care on one campus.
Brookdale earns resident fees at communities it owns or leases. Residents pay almost all of these fees privately, with routine services generally billed monthly in advance. Government reimbursement supplies a small share, mainly in continuing care communities. Brookdale also manages communities for other owners, earning fees tied to those communities’ revenue.
The business depends on keeping units occupied and charging fees residents can afford, while covering staffing and other operating costs. Most assisted-living and memory-care agreements allow residents to leave on short notice. State and local licensing and care requirements govern operations; regulators can restrict admissions or suspend or revoke licenses.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
Brookdale’s results hinge on private-pay occupancy, resident pricing and care costs, with privately held Discovery Senior Living, Erickson Senior Living and LCS also important competitors to watch.
Sonida Senior Living, Inc. competes with Brookdale for seniors paying for independent living, assisted living and memory care housing and services. Sonida’s extra charges for some assisted-living services offer a concrete pricing comparison for Brookdale’s care offerings.
Ventas shares Brookdale’s exposure to senior housing occupancy, resident fees and operating costs, and Brookdale paid it rent on 77 properties at December 31, 2025. Watch Ventas’s lease expirations and property transitions: it expects Brookdale to cease representing a significant share of its leased-property income or properties from 2026 onward.
Welltower’s senior housing operating portfolio serves the same aging population and housing needs as Brookdale, so occupancy, resident fees and operating costs matter to both. Its results from independent living, assisted living and memory care are the relevant comparison for Brookdale, rather than rent from outpatient medical tenants.
Janus Living, Inc. shares Brookdale’s exposure to seniors paying directly for housing and services, but hires outside operators and receives the communities’ operating cash flow rather than running them itself. Watch that community cash flow for a comparison with Brookdale’s predominantly private-pay resident-fee business.
American Healthcare REIT, Inc. shares the operating gains and losses of senior campuses offering housing and care comparable to Brookdale’s, though it has greater skilled-nursing exposure. Watch performance at its campuses charging residents market rents for independent living, assisted living, memory care and skilled nursing, rather than treating it as only a landlord collecting rent.
National Health Investors shares Brookdale’s occupancy and resident-pricing exposure through communities that collect resident fees, while also collecting operator rent from a portfolio containing 110 senior housing properties at December 31, 2025. Its resident fees and services revenue is the closer comparison with Brookdale’s housing revenue; operator rent is a separate income stream.
LTC Properties, Inc. is exposed to the occupancy and operating conditions that drive Brookdale, through both its senior housing operating portfolio and property investments dependent on outside operators. Watch resident fees and services in its operating portfolio separately from rents and loan interest paid by operators, whose daily management and marketing LTC relies on.
Sabra Healthcare REIT, Inc. shares Brookdale’s exposure to senior housing occupancy, resident pricing and care labor costs through 87 communities run by outside managers and 32 leased senior housing properties at December 31, 2025. Focus on those senior housing operations and tenant rents when comparing it with Brookdale, because skilled nursing dominates Sabra’s property count.
Welltower Inc. earningsWELL
Welltower’s senior housing operations show how demand, resident fees and care costs—the same pressures Brookdale faces—are moving.
Look at occupancy and resident revenue in Welltower’s independent living, assisted living and memory care operations, alongside operating costs. Firm occupancy and revenue with costs contained would point to supportive senior housing conditions for Brookdale; weaker occupancy or revenue and faster cost growth would signal pressure on Brookdale’s demand or margins.
Fed Interest Rate Decision
The Fed’s policy rate sets the broader cost of borrowing, which can change interest paid on Brookdale’s $1.0 billion of variable-rate debt and leave less or more cash for its senior-living operations.
Expected4.0%Last release4.0%
If it comes in above expectations
If the rate is above the estimate, higher borrowing costs may raise interest expense on debt that reprices, leaving Brookdale less cash for community operations and investment; its caps and swaps limit this exposure only above specified rates and for limited terms.
If it comes in below expectations
If the rate is below the estimate, lower borrowing costs may reduce interest expense on debt that reprices, leaving Brookdale more cash for community operations and investment, subject to the terms of its caps and swaps.
JOLTs Job Openings (Sep)
The Job Openings and Labor Turnover Survey (JOLTS) counts job openings, indicating how hard Brookdale may have to compete to hire associates for its senior-living communities and what that may mean for staffing costs.
Expected7.0MLast release7.079M
If it comes in above expectations
More openings than expected point to tighter hiring competition, which may make it harder for Brookdale to fill associate roles and raise wage, benefit, or premium-labor costs if resident rates do not offset them.
If it comes in below expectations
If the reading is below the 7.0M estimate, it is below the previous 7.079M. Fewer openings than expected point to easing hiring competition, which may help Brookdale fill associate roles and limit pressure on wage, benefit, and premium-labor costs.
Brookdale Senior Living, Inc. earningsThis company
Brookdale earns mainly from residents’ fees, and this report will show whether occupancy and rates are outpacing the cost of running its communities.
Read same-community occupancy and monthly revenue per occupied unit (RevPOR) alongside monthly revenue per available unit (RevPAR) and facility operating expense. Rising occupancy and RevPOR lifting RevPAR while expenses grow more slowly would show that demand and rates are adding more than costs; weaker occupancy or rates with faster expense growth would show operating pressures, including labor, are eating into that revenue gain.
Non Farm Payrolls (Oct)
The monthly jobs report counts jobs added or lost, signaling labor-market strength that can affect how hard Brookdale must compete to staff its senior-living communities and the wages and other labor costs it pays.
More jobs added would suggest a stronger, potentially tighter labor market, which may make it harder for Brookdale to staff communities and raise labor costs; fewer jobs added would suggest less pressure. Any added cost matters to results to the extent resident rates do not offset it.
