Property developers building high-end, fully furnished homes are WF International Limited’s main customers. Through its Chinese subsidiary Shanyou HVAC, it sources equipment, manages installation and provides maintenance for heating, ventilation and air-conditioning systems. Air-conditioning projects generate most revenue; equipment-only sales and other services contribute much less. It usually wins work through competitive tenders and bills customers at contractual project stages. Customers hold back part of the payment until the warranty period ends.
The business is concentrated in Sichuan, particularly Chengdu, and its three largest customers provide most revenue. Demand depends on developers starting and completing construction, while cash collection depends on their ability to pay. WF buys much of its equipment and materials from Toshiba and uses subcontractors for installation. Project earnings depend on bidding at prices that cover equipment, labor and subcontracting costs, and on keeping work on schedule.
WF must maintain its Chinese professional contractor qualification to bid for certain projects. The listed company is a Cayman Islands holding company with no material operations of its own, so its offshore cash needs depend on distributions from its Chinese subsidiaries. Chinese rules limit those distributions to retained profits after required reserves, and outward remittances are subject to bank review and foreign-exchange controls.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
WF International’s results depend mainly on Sichuan property development and equipment supply from Toshiba, which accounted for 70% of its equipment and material purchases in fiscal 2025.
Johnson Controls supplies YORK central air-conditioning systems that WF International sells and installs for business and high-end property projects in Southwest China. YORK equipment is the relevant part of Johnson Controls to watch: air-conditioning projects generated about 88.6% of WF International’s revenue in fiscal 2025, though that includes other brands.
A.O. Smith supplies heating and water-purification systems that WF International exclusively distributes for engineering projects in Sichuan, giving WF International a small revenue stream from procurement and installation for its existing HVAC customers. Watch A.O. Smith’s China heating and water-treatment business for context on this activity, which contributed about 3.1% of WF International’s revenue in fiscal 2025.

Johnson Controls’ report can show whether demand for YORK air-conditioning equipment is holding up, a market that feeds WF International’s project business.
Look for what Johnson Controls says about demand in China for heating and cooling equipment; it may not report YORK separately. Strong demand would suggest a supportive market for the equipment used in WF International’s air-conditioning projects, which made up about 88.6% of its fiscal 2025 revenue. Weak demand would point to a tougher market, but neither outcome establishes whether WF International won projects or protected its margins.
