UMH Properties, Inc. serves residents who either own a manufactured home and rent the land beneath it, or rent both the home and its site from UMH. These rents provide most of its revenue. Placing company-owned rental homes on vacant sites lets UMH earn income from both the home and land rather than leave the site empty.
Its subsidiary UMH Sales and Finance, Inc. (S&F) also sells homes, helping fill vacant community sites, and serves buyers placing homes on private land. It earns income from home sales and interest on buyer loans. S&F relies exclusively on Triad Financial Services for its third-party loan-origination and servicing program; S&F purchases the approved loans and transfers them to UMH.
The rental business depends on keeping sites and homes occupied, residents paying rent, and the ability to raise rents. Its properties are concentrated in the Eastern United States, making local housing conditions important. Rent-control laws in some markets restrict rent increases and the recovery of higher operating or improvement costs.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
Sun Communities and UMH compete for manufactured-home community residents, charging them site rent and selling or renting them homes. Watch Sun’s manufactured-home site rental income and home sales and rentals as comparisons for UMH, rather than its RV and UK holiday businesses.
Equity Lifestyle Properties and UMH compete in owning manufactured-home communities, collecting site rent from homeowners and selling and renting homes. Its site-leasing business offers a comparison for UMH’s recurring rent income, with both companies describing lower maintenance costs than other forms of rental real estate.

Equity Lifestyle Properties’ report will show how rents and occupancy are holding up in manufactured-home communities, a direct comparison for the business UMH Properties shares with it.
Read Equity Lifestyle Properties’ manufactured-home site-rental income alongside occupancy. If both hold up, resident demand and rent collection in this shared business look resilient—a supportive signal for UMH Properties, not proof of its own results. If both weaken, the market in which the companies compete may be under pressure, making UMH’s community rents worth watching.
Fed Interest Rate Decision
The Fed’s policy rate, the rate that guides borrowing costs across the economy, affects what UMH pays on variable-rate debt and refinancing and what S&F’s homebuyers may pay to finance a manufactured home.

If it comes in above expectations
Higher borrowing costs may raise UMH’s interest and refinancing expenses, while making S&F’s homes harder for buyers to finance and potentially weighing on sales.
If it comes in below expectations
Lower borrowing costs may ease UMH’s interest and refinancing expenses and make S&F’s homes more affordable to finance, potentially supporting sales.

UMH Properties earns recurring income from community rents and rental homes, and this report will show whether rents and occupancy are keeping ahead of community operating costs.
Read rental and related income alongside community operating expenses. UMH’s Community NOI is the first minus the second: if income grows faster than expenses, more rent is turning into community-level profit; if expenses grow faster, the profit cushion narrows even as rent income rises. Then check whether FFO, a common measure of a real estate investment trust’s operating performance, also improves to see whether community results are carrying through to the broader business.
