Star Holdings owns real estate and loans inherited from iStar, with a strategy of turning those assets into cash over time rather than building a larger portfolio. Buyers pay it for development sites and residential lots, tenants pay rent, and guests pay for hotel stays. Land sales and income from hotels and other operating properties account for much of its revenue. Borrowers also pay interest and repay loans. The company expects to fund completion of its Asbury Park Waterfront and Magnolia Green developments but otherwise does not currently plan material new investments or acquisitions.
Asbury Park Waterfront and Magnolia Green make up more than half of its legacy portfolio, so cash generation depends heavily on completing development and finding buyers. Some future parcel sales require local municipal approvals. Property-market conditions and buyers’ access to mortgage financing affect sale timing and prices.
Star Holdings also owns a substantial investment in Safehold Inc. shares and receives dividends from it. Those shares secure a loan, and a fall in their value can require additional collateral or repayment. Credit agreements restrict asset sales, investments and certain distributions. The company must also manage its asset mix to remain outside investment-company regulation, which could require property purchases or Safehold share sales that do not fit its planned disposal strategy.
The risk section is the longest, dullest part of the filing. This keeps only what can really hurt you: where it hits, how hard, when it plays out.
Every company claims an edge. Each one is checked against hard numbers like margins and returns: which hold, and which line gives way first.
Star Holdings’ results hinge on its Safehold stake and when—and for how much—it sells its remaining legacy assets, particularly the developments at Asbury Park and Magnolia Green.
Safehold’s share price and dividends directly affect Star Holdings’ asset value and earnings through its substantial stake; Safehold also manages Star Holdings’ assets for fees and lends it money at interest. Safehold earns rent by leasing land to commercial property owners and operators, but its share price and dividend payments are the most direct things to watch for Star Holdings.
Housing Starts (Sep)
For Star Holdings, measures of new-home building and sales matter because homebuilders buy its Magnolia Green residential lots, so stronger activity can support lot demand and sale proceeds while weaker activity can reduce them.
Expected1.31MLast release1.275M
If it comes in above expectations
If the reading is above the 1.31M estimate, it is above the previous 1.275M. More homes started or permitted, or stronger new-home sales, could encourage builders to seek lots at Magnolia Green, supporting Star Holdings’ lot sales and proceeds; weaker readings could reduce builder demand and pricing.
If it comes in below expectations
Fewer homes started or permitted, or weaker new-home sales, could make builders less willing to buy Magnolia Green lots, reducing Star Holdings’ sales opportunities or the prices it receives.
Fed Interest Rate Decision
For Star Holdings, the Fed’s policy-rate decision matters because higher rates can raise interest on its SOFR-linked loans and make buyers less willing to pay for its residential lots and properties.
Expected4.0%Last release4.0%
If it comes in above expectations
Higher rates could increase interest costs on Star Holdings’ SOFR-linked Margin Loan Facility and Asbury construction mortgage, while weaker housing demand could make Magnolia Green lots and other residential assets harder to sell at strong prices.
If it comes in below expectations
Lower rates could ease interest costs on Star Holdings’ SOFR-linked borrowing and support housing demand, potentially helping buyers pay for Magnolia Green lots and residential assets.
Safehold Inc. earningsSAFE
Safehold’s report will show how its land-leasing business supports its ability to pay dividends, a source of income for Star Holdings through its stake.
Check whether Safehold’s operating results support its dividend; dividends on Star Holdings’ Safehold shares accounted for about 9% of Star Holdings’ total revenue in 2025. Steady results with the dividend maintained would support that income stream; weaker results or a dividend cut would put it under pressure. Safehold’s report does not directly show the market price of Star Holdings’ shares in Safehold, which affects Star Holdings’ reported earnings.
Star Holdings earningsThis company
Star Holdings relies on selling land and other existing assets for cash, and this report will show whether the proceeds can cover project spending, debt and operating costs.
Read land-development revenue alongside its cost of sales, then check cash used in operations. More revenue left after sale costs and less operating cash use would show that asset sales are helping fund the business and its debt; weaker sales or costs absorbing more revenue, with cash use still high, would show that the shrinking portfolio is also weakening its cash supply.
