Company

Company overview

Most of Otis’s revenue comes from maintaining and repairing elevators and escalators for building owners, facility managers and other property operators. Its service contracts cover work ranging from inspections under local regulations to comprehensive component replacement, while modernization projects upgrade older equipment. Otis services both its own equipment and other manufacturers’ units. Service also generates the vast majority of its segment operating profit, so keeping and expanding its maintenance portfolio is central to the business.

Otis also designs, manufactures and installs new elevators, escalators and moving walkways for developers, contractors and government agencies. These customers typically pay an advance and then make payments as construction and installation reach agreed milestones. New equipment sales depend on building and infrastructure projects and their schedules; China is a particularly important market for this business. Otis seeks to turn new installations into maintenance contracts and win contracts for equipment serviced by competitors, linking equipment sales to ongoing service revenue.

Otis’s results depend chiefly on maintaining, repairing and modernizing its portfolio of 2.5 million elevators and escalators, while demand for new equipment also depends on construction activity, particularly in China.
