Company

Company overview

Most of LogProstyle’s revenue comes from property sales, with its residential businesses focused on Tokyo. LogSuite buys older condominium units, rebuilds their interiors and sells them to individuals under the Log Mansion brand. Prostyle buys land and develops new condominiums under the PROSTYLE and PROSTYLE WEALTH brands, selling individual homes to homeowners or entire buildings to institutional buyers. It secures institutional purchase agreements before starting construction of compact condominium buildings.

Hotels provide a smaller revenue stream. Prostyle develops and sells urban hotels called Machinaka Ryokans; ProstyleRyokan then leases them from their owners, collects guests’ accommodation payments and pays rent to the owners.

The property businesses rely on real estate agencies to find units and sites, outside contractors to complete projects, and borrowing to fund acquisitions and development before sales bring in cash. Cash flow therefore depends on timely completion, buyer settlement and continued financing access. Japanese licensing, zoning and building approvals constrain which properties the subsidiaries can develop and how. The holding company itself has no material operations and depends on funds passed up by subsidiaries, subject to their earnings, debt terms and legal restrictions.

LogProstyle’s results hinge chiefly on Tokyo condominium demand, property acquisition and construction costs, financing and delivery timing; Open House Group is a named rival to watch that this list does not include.

  • Lead Real Estate Co., Ltd competes with LogProstyle for upscale Tokyo homebuyers and hotel guests: both develop and sell residential properties and operate hotels in Tokyo. Its Tokyo luxury-home and condominium sales are the clearest part of its business to watch for signs of demand facing LogProstyle.
