Company

Company overview

Invitation Homes buys, renovates, leases and maintains homes for residents. It owns homes outright and with joint-venture partners, and resident rent supplies substantially all its revenue. Its in-house teams use ProCare to manage those homes and properties belonging to other owners, who pay property and asset management fees. The acquisition of ResiBuilt added homebuilding and land-development capabilities for single-family rental communities.

Most rental and other property income comes from the western United States and Florida. The business depends on keeping homes occupied, collecting rent and retaining residents while covering maintenance, property taxes and insurance. A substantial share of prospective residents comes through one third-party listing platform, making leasing dependent on that platform’s effectiveness and commercial terms.

Rent-control and tenant-protection laws limit rent increases and the company’s ability to recover homes from residents. Homeowners’ association rules can also restrict leasing. Invitation Homes has elected real estate investment trust, or REIT, tax status, which requires it to distribute most taxable income and limits the investments it can hold. That leaves it reliant on external capital as well as operating cash to fund acquisitions and other long-term needs.

  • AMERICAN HOMES 4 RENT competes with Invitation Homes for renters and investment properties: both buy, develop and lease single-family houses for rental income. Its purpose-built rental homes are worth watching as Invitation Homes adds its own home-building capabilities.

  • MAA's apartment rents and Invitation Homes' house rents respond to regional rental demand, with MAA leasing mainly in the southeastern and southwestern United States. Watch rents and occupancy among its apartment residents for a read on rental demand in those regions, rather than treating apartment results as a direct match for houses.

  • Camden Property Trust's Sun Belt apartments and Invitation Homes' rental houses rely on many of the same regional employment and housing-supply conditions. Both collect rent from residents, though Camden leases apartments rather than single-family houses.

  • Essex Property Trust's West Coast apartments share exposure with Invitation Homes' western rental houses to regional job growth and the relative affordability of renting versus buying. Both earn rent from residents, but Essex's apartment portfolio offers a different housing format.

  • Independence Realty Trust Inc. leases apartments to residents in Florida, the Southeast and Texas, where housing conditions also affect Invitation Homes' house rents and occupancy. Watch whether cheaper competing rentals make it harder for IRT to attract residents—a concrete sign of local pressure on rents.

  • UDR's higher-quality apartments and Invitation Homes' rental houses both depend on residents' ability to pay rent and local housing supply. UDR says its apartments attract residents with higher disposable income; watch whether competing apartments' lower rents or concessions put pressure on its leasing.

  • NexPoint Residential Trust Inc. collects apartment rent mainly in the southeastern and southwestern United States, sharing regional rental-demand and supply pressures with Invitation Homes despite leasing a different type of home. Watch whether it can raise apartment rents without renovations, or finds that further renovations no longer support higher rents.
