Company

Company overview

Franklin Street Properties Corp. is a real estate investment trust focused on office properties, with its portfolio concentrated in Dallas, Denver, Houston and Minneapolis. Businesses lease space in its buildings, and their rent supplies most of the company’s revenue. It also sells selected properties while seeking tenants for vacant space; its credit agreement requires certain sale proceeds to repay debt.

The business depends on demand for offices in these markets and on tenants paying rent and renewing leases. When leases expire, the company must retain tenants or find replacements, potentially at lower rents and with additional leasing costs. Selling properties brings in cash but also removes the rent those buildings generated.

  • Net Lease Office Properties and Franklin Street Properties both collect rent from corporate office tenants and sell office buildings, so leasing demand and office sale prices matter to both. Watch Net Lease Office Properties’ lease renewals and property sales for signs of how readily tenants and buyers are committing to offices.

  • Brandywine Realty Trust and Franklin Street Properties both own and operate offices rented by businesses, tying their results to corporate demand for space. Brandywine’s office leasing in Austin offers a Texas-market comparison, though its portfolio also includes laboratory, residential and mixed-use properties.

  • Kilroy Realty and Franklin Street Properties both rely on businesses renting office space, but Kilroy’s rental income is much more concentrated in technology tenants. Watch those tenants’ leasing decisions: they supplied 51% of Kilroy’s office-portfolio annualized base rental revenue as of December 31, 2025, making it a more technology-heavy gauge of office demand.

  • American Strategic Investment Co. and Franklin Street Properties both collect rent from office tenants, but the former is concentrated in New York City, primarily Manhattan, rather than Franklin’s inland markets. Its office occupancy and rents provide a New York comparison, not a direct read on demand in Franklin’s cities.
