Company

Company overview

Douglas Elliman helps clients buy and sell homes, mainly in U.S. markets with high-priced housing. Existing-home brokerage supplies most of its revenue. When agents complete transactions, the company collects commissions from clients, pays the agents their portion and keeps the remainder.

It also works for developers, marketing new residential projects and arranging sales and leases. These contracts generally give Douglas Elliman the exclusive right to sell a development’s units, with developers paying a commission based on each unit’s selling price.

The business depends on agents closing transactions and on the commission share the company retains. The New York metropolitan area supplies a substantial part of revenue, making local housing activity particularly important. Available homes, mortgage costs and access to credit affect how many deals can close. Its brokerage operations must also follow the rules and data-use terms of the multiple listing services that provide property listings, while commission practices face legal and regulatory scrutiny.

  • Compass, Inc., including its Corcoran and Sotheby's International Realty businesses, competes with Douglas Elliman for premium-home listings, buyers and agents; both earn commissions by helping customers buy and sell homes. Watch agent recruitment and home-sale commission revenue at those businesses for signs of pressure on Douglas Elliman's luxury brokerage.

  • AGNT, Inc. competes with Douglas Elliman for U.S. home buyers, sellers and agents, and both earn commissions when home sales close. AGNT's North American residential brokerage commissions offer a comparison for Douglas Elliman's sales income, though that segment also includes Canada and commercial property.

  • Fathom Holdings Inc. competes with Douglas Elliman for existing-home buyers, sellers and agents, but charges agents a flat fee per transaction and keeps overhead low so they retain more commission. Its agent recruitment is worth watching against Douglas Elliman's commission costs, which consumed 75% of revenue in both 2025 and 2024.

  • Opendoor Technologies Inc and Douglas Elliman both depend on U.S. housing turnover and prices, but Opendoor buys homes from sellers and resells them to buyers, while Douglas Elliman earns commissions for arranging sales. Opendoor's resale revenue offers a housing-demand comparison, not a like-for-like earnings comparison: it bears home-inventory risk, while Douglas Elliman focuses on premium-priced housing.

  • Offerpad Solutions Inc. and Douglas Elliman both depend on housing demand, but Offerpad buys homes and resells them to buyers, while Douglas Elliman earns commissions by arranging sales. Offerpad therefore carries home-inventory exposure that differs from Douglas Elliman's brokerage business.
