Company

Company overview

BGSF helps primarily U.S. property-management companies and owners staff the day-to-day operations of apartment communities and commercial buildings. Clients pay it to supply office and maintenance workers, mostly for on-demand or short-term assignments; direct-hire placements provide a smaller revenue stream. BGSF employs the assigned workers, while clients generally supervise their work. After selling its Professional segment to INSPYR Solutions, the company now focuses on Property Management staffing.

BGSF pays its field workers weekly, but clients generally pay later. It therefore needs cash to cover wages, payroll taxes and benefits before collecting its bills, and remains responsible for those obligations even if a client does not pay.

The business depends on finding qualified workers when clients need them and retaining engagements that are generally non-exclusive and cancellable with little or no notice. No single client dominates revenue, though Texas supplies a substantial share. BGSF must also maintain workers’ compensation insurance: without it, the company could not operate in most of its markets.

  • Trueblue, Inc.’s PeopleReady offers employers short-term general and skilled workers who can replace the maintenance workers BGSF supplies to property managers. Watch PeopleReady’s assignment pricing for a view of the competition facing BGSF’s short-term staffing business.

  • HireQuest, Inc.’s franchisees compete for temporary administrative and blue-collar assignments that overlap with the office and maintenance roles BGSF fills for property managers. Its Snelling and HireQuest businesses, which supply longer-term administrative and light-industrial workers to employers, are the relevant operations to watch.

  • Kelly Services competes with BGSF for office staffing business: Kelly supplies office and clerical workers to employers across North America, while BGSF serves property managers. Watch Kelly’s office and clerical business within Enterprise Talent Management, where it reports stronger price competition than in some other staffing markets.

  • ManpowerGroup and BGSF both depend on employers paying for temporary workers, but ManpowerGroup serves a much broader customer mix than BGSF’s property managers. Its substantial U.S. temporary-staffing business offers a broader demand signal, rather than a direct gauge of property owners’ staffing budgets.
